Job summary

Bluemora Ventures in Bengaluru seeks an experienced Advocate specializing in real estate law to join our legal team.

You will lead title due diligence, draft and vet Sale Agreements, Leases, JDAs and MOUs, and coordinate with government offices to secure registrations and regulatory compliance across projects. This role requires strong analytical skills and meticulous documentation.

Responsibilities

• Conduct title due diligence and prepare title reports for land and property transactions.
• Draft, review, negotiate and vet Sale Agreements, Deeds, Leases, JDAs, Development Agreements, Powers of Attorney, MOUs and other real estate contracts.
• Handle legal documentation for land acquisition, property purchases, leasing and project development.
• Coordinate with Sub-Registrar Offices, BBMP, BDA, BMRDA, Revenue Department and other statutory authorities for registrations, approvals and compliance.
• Verify land records, Encumbrance Certificates (ECs), khata documents, mutation records, RTCs, survey records and other title-related documents.
• Advise internal stakeholders on legal risks and applicable real estate laws and regulations.
• Coordinate with external counsel on property disputes and litigation, as required.
• Maintain legal records and provide legal guidance throughout the project lifecycle.
• Visit project sites and government offices as required.
