Job summary

BIG4 seeks an AM Real Property Valuations expert to lead engagements across multiple asset classes in the Gurugram region. You will drive end-to-end valuation work, including modelling, assumption validation, and reporting, while coordinating with external appraisers and supporting audit processes.

You will develop and interpret complex financial models and cash flow projections, supervise junior staff, and contribute to client relationships and business development in a fast-paced real estate

Qualifications

• CA, CFA, or MBA with Finance & Investment Management specialization.

Responsibilities

• Lead and execute real estate valuation engagements across asset classes (residential, office, retail, industrial, logistics, hospitality, data centers).
• Deliver end-to-end valuation assignments, including modelling, assumption review, reports, and appraisal of third-party reports.
• Manage and supervise valuation support activities for audit engagements with compliance to standards and internal quality requirements.
• Coordinate with external appraisal firms, consultants, and advisors to facilitate independent valuations and information gathering.
• Support audit teams in assessing valuation conclusions through robust analysis and documentation.
• Conduct market research and analyze macroeconomic, industry and property-specific trends impacting real estate values across sectors and geographies.
• Develop, review and interpret complex financial models and cash flow projections used in valuation analyses.
• Review work by junior team members, provide technical guidance and contribute to capability building.
• Collaborate with Directors and Associate Directors on client relationships, project delivery and business development.

• Deliver end-to-end valuation assignments, including valuation modelling, review of assumptions, preparation of valuation reports, and appraisal of third-party valuation reports
• Manage and supervise valuation support activities performed for audit engagements, ensuring compliance with professional standards and internal quality requirements
• Coordinate with external appraisal firms, consultants, and advisors to facilitate independent valuations, reviews, and information gathering
• Support audit teams in assessing valuation conclusions and responding to valuation-related queries through robust analysis and supporting documentation
• Conduct market research and analyse macroeconomic, industry, and property-specific trends impacting real estate values across various sectors and geographies
• Develop, review, and interpret complex financial models, cash flow projections, and commercial data used in valuation analyses. Ensure high-quality and timely delivery of projects while maintaining strong attention to detail and adherence to risk management policies
• Review work performed by junior team members, provide technical guidance, and contribute to capability building within the team
• Work closely with Directors and Associate Directors on client relationship management, project delivery, practice development, and business development initiatives
• Build and maintain strong relationships with onshore stakeholders through proactive communication and reliable execution
• Remain current on valuation methodologies, accounting standards, regulatory developments, and market trends affecting the real estate sector

Qualifications

• CA / CFA / MBA (Specialization in Finance & Investment Management)
