Job summary

Equinix, a leader in digital infrastructure, is seeking a Lease Accountant to manage global lease accounting and related close processes. You will partner with cross-functional teams, ensure compliance with ASC 842 and IFRS, and drive process improvements within the Leasing Operations function.

The role requires 3+ years in accounting, strong Excel skills, and experience with ERP systems. This position is based in Bengaluru, India, with a focus on accuracy, controls, and timely reporting.

Qualifications

• 3+ years of experience in Accounting or Finance.
• Knowledge of US GAAP or local accounting standards.
• Detail-oriented with ability to multi-task and meet tight deadlines.
• Proficient with ERP systems such as Hyperion Essbase, Oracle Cloud, and R12.

Responsibilities

• Own the accounting and review of lease transactions in accordance with ASC 842 and IFRS.
• Manage lease accounting activities in Lucernex including setup and modification reviews.
• Prepare month-end and quarter-end lease-related journal entries and reconciliations.
• Perform balance sheet and income statement analyses for lease accounts and investigate variances.
• Support quarterly and annual lease disclosures and reporting requirements.
• Maintain SOX controls related to lease accounting processes and compliance.
• Collaborate with Real Estate, Finance, and cross-functional teams to ensure accurate lease data and accounting treatment.
• Support audits with documentation, analyses, and responses to inquiries.
• Prepare ad hoc reporting and participate in system enhancement initiatives.

Job Summary

The Lease Accountant, Leasing Operations, is responsible for the accounting and administration of the Company's global lease portfolio. This role requires strong accounting skills, attention to detail, advanced Excel capabilities, and the ability to effectively partner with cross-functional organizations. The position supports lease accounting compliance, financial reporting, month-end close activities, and process improvement initiatives and reports to the Lease Accounting Senior Manager.

Responsibilities

• Responsible for the accounting and review of lease transactions in compliance with US GAAP (ASC 842), IFRS, company policies, and internal control requirements
• Manage lease accounting activities within Lucernex, including lease setup, modification reviews, and generation of accounting entries.
• Participate in month-end and quarter-end close activities, including preparation and review of lease-related journal entries and account reconciliations.
• Perform balance sheet and income statement flux analyses for lease-related accounts and investigate significant variances.
• Support quarterly and annual financial reporting requirements, including lease disclosures and control certifications.
• Maintain and execute SOX controls related to lease accounting processes and ensure compliance with internal control standards.
• Partner with Real Estate, Finance, and other cross-functional teams to ensure completeness and accuracy of lease data and accounting treatment.
• Support internal and external audits by providing documentation, analyses, and responses to audit inquiries.
• Prepare ad hoc reporting and analysis
• Participate in special projects and system enhancement initiatives as needed.

Qualifications

• Minimum of 3+ years of experience in Accounting or Finance functions
• Knowledge of US GAAP or local accounting standard
• Strong attention to details and the ability to multi-task and work with limited supervision and within tight deadlines in the fast-paced environment
• Experienced with Hyperion Essbase, Oracle Cloud, R12 or other ERP systems preferred
• Strong Microsoft Excel skills
• Strong communication skills, both oral and written
• Self-starter and team player with a positive attitude
• Bachelor's degree in Accounting or Finance
