Job summary

John Paul Construction Limited in West Dublin is seeking a Quantity Surveyor with strong experience in delivering residential, commercial and mixed-use schemes. You will manage tender packages, procurement, valuations and final accounts while driving cost control and risk management across live projects.

You will work closely with project teams to maximise profitability, coordinate with site management, and provide robust commercial reporting and forecasting throughout the project lifecycle.

Qualifications

• Relevant third-level qualification in Quantity Surveying, Construction Economics, Civil Engineering or related discipline.
• Minimum 5 years' experience in QS or commercial role on large-scale construction projects.
• Experience delivering residential, commercial, civil or mixed-use schemes with procurement and final accounts.

Responsibilities

• Prepare and manage tender packages, evaluate subcontractor returns and lead negotiations to place subcontract agreements.
• Take ownership of commercial and financial management of subcontract packages from procurement to final account.
• Measure and quantify works on site to support valuations, variations and cost reporting.
• Assist in cost forecasts, budget tracking and contract value reconciliations to meet targets.
• Prepare interim valuations and variations with full substantiation as the project progresses.
• Provide timely reporting on commercial performance and cost exposure.
• Collaborate with project and site teams to influence commercial decisions for profitability and risk management.
• Identify entitlements and recoveries to safeguard the company's position.
• Proactively spot risks and opportunities and develop mitigation strategies.
• Monitor cash flow, ensure timely applications, payments and recoveries.
