Job summary

KDM Construction Ltd. is seeking an experienced Registered Architect to lead design and BCAR compliance on large-scale residential developments across Ireland.

The role combines Design Architect duties with Assigned Certifier responsibilities under BCAR regulations, ensuring compliance from planning through to handover. The ideal candidate will have 3–5+ years post-registration, strong knowledge of Irish Building Regulations, and proven track record in coordinating multi-disciplinary teams on

Registered Architect / Assigned Certifier

Residential Developments – Design, Planning & BCAR Compliance

Location: Midlands

Role Overview

We are seeking an experienced Registered Architect with strong knowledge of Irish residential construction, planning procedures, and BCAR compliance to join our growing residential development team.

The successful candidate will play a key role in the design, coordination, planning, technical development, and statutory compliance of large-scale residential housing developments throughout Ireland. The role will involve acting both as a Design Architect and Assigned Certifier under BCAR regulations, ensuring all projects are delivered in accordance with Irish Building Regulations, planning conditions, and industry best practice.

The ideal candidate will have experience managing projects from initial concept and planning stages through to construction completion and final certification.

Key Roles & Responsibilities

Architectural Design & Project Development

• Prepare and coordinate architectural designs for large-scale residential developments including housing estates, duplexes, apartments, and mixed-use schemes.
• Produce planning, tender, construction, and detailed technical drawing packages.
• Coordinate layouts, unit types, streetscapes, boundary treatments, and site planning in line with local authority development plans.
• Ensure designs comply with Irish Building Regulations including Parts A–M.

BCAR & Assigned Certifier Responsibilities

• Act as Assigned Certifier in accordance with the Building Control Amendment Regulations (BCAR).
• Prepare and manage Inspection Plans for residential developments.
• Coordinate inspections throughout construction stages.
• Review and manage ancillary certificates from consultants, subcontractors, and specialist suppliers.
• Maintain comprehensive BCAR compliance records and inspection documentation.
• Coordinate submission of Commencement Notices and Certificates of Compliance on Completion.
• Liaise with Building Control Authorities and respond to compliance queries where required.
• Monitor and review CE certification, Declarations of Performance (DoP), and compliance documentation for specified construction materials and systems.

Technical Coordination

• Coordinate with: structural engineers, civil engineers, fire consultants, BER assessors, assigned specialists and utility providers.
• Review technical submissions and construction details from subcontractors and suppliers.
• Assist site teams in resolving technical and compliance-related construction issues.
• Ensure coordination between architectural, structural, and civil drawings throughout project delivery.

Site Inspections & Construction Support

• Carry out regular site inspections during construction stages.
• Monitor construction quality and compliance with approved drawings and specifications.
• Identify non-compliant works and coordinate corrective actions where required.
• Provide technical support to construction and site management teams.
• Assist with project handovers and completion procedures.

Candidate Requirements

• RIAI Registered Architect. 3-5+ years experience post registration.
• Strong knowledge of Irish Building Regulations and BCAR procedures.
• Experience acting as Design Architect, Project Architect, or Assigned Certifier on residential developments.
• Experience delivering residential projects through planning, detailed design, construction and project completion stages.
• Excellent technical detailing and construction knowledge.
• Strong understanding of Irish residential construction methods and standards.
• Excellent communication and organisational skills.
• Experience with large-scale housing estates and apartment developments.
• Experience with timber frame, masonry, and modern construction systems.

Proficiency in:
