Job summary

Supermac's Ireland Ltd invites a dynamic Quantity Surveyor/Project Manager to join our team. You will oversee pricing, budgeting and tendering for refurbishment and construction projects across our estate, coordinating with Operations, Finance and Service teams to deliver on time and to specification.

The role requires a degree in Quantity Surveying or Construction Management, 3–5 years post-qualification experience, and a willingness to travel.

Qualifications

• Degree in Quantity Surveying, Construction Management or a related discipline — essential.
• Minimum 3-5 years' post-qualification experience in a quantity surveying or project management role, ideally within retail, hospitality or multi-site construction/refurbishment — essential.
• Membership of the Society of Chartered Surveyors Ireland (SCSI), or working towards same — desirable.
• Strong understanding of cost planning, tendering, procurement and contract administration.
• Ability to work cross-functionally across Operations, Finance, Service and Maintenance.
• Excellent organisational skills, able to manage multiple projects concurrently and meet deadlines.
• Full clean driving licence, with willingness to travel frequently across the estate.
• Proficient in Microsoft Office (Excel, Project) and quantity surveying/estimating software.

Responsibilities

• Oversees pricing and cost control of refurbishment and new-build construction projects across the Supermac's estate.
• Prepares accurate cost estimates, budgets and bills of quantities for projects prior to commencement.
• Manages the tendering process, including preparing tender documentation, evaluating contractor quotes and awarding contracts.
• Project manages refurbishment and construction builds from initial pricing through to completion, ensuring projects are delivered on time, on budget and to specification.
• Works cross-functionally with Operations, Finance, HR, IT, Service and Maintenance teams to coordinate project requirements, ordering and installation.
• Places and tracks orders for materials, equipment and services required for each project.
• Oversees on-site installation, coordinating contractors, suppliers and internal teams to ensure works are carried out to standard.
• Compiles, manages and closes out snag lists for each project, ensuring all defects are resolved before sign-off.
• Monitors project costs against budget, identifying and reporting variances, and implementing cost-control measures where required.
• Prepares valuations, interim payment certificates and final accounts for contractors and suppliers.
• Ensures all projects comply with relevant building regulations, health and safety legislation, and company standards.
• Maintains accurate project records, drawings, contracts and documentation for each site.
• Reports project progress, costs and risks to the Head of Franchising Operations and other stakeholders as required.
• Liaises with architects, engineers, contractors and other external professionals as required.

Job Purpose

The Quantity Surveyor/Project Manager is responsible for overseeing the pricing and delivery of refurbishment and construction projects across the Supermac's estate in an efficient and cost-effective manner. The role works cross-functionally across Operations, Finance, HR, IT, Service and Maintenance to price, order, install and oversee snag lists associated with project builds and refurbishments, reporting to the Head of Franchising Operations.

The Job

Person Specification

Coordinates effectively across Operations, Finance, HR, IT, Service and Maintenance to ensure smooth project delivery from pricing through to snag closure. Builds strong working relationships with contractors, suppliers and internal teams. Communicates clearly with the Head of Franchising Operations on progress, priorities and issues, and demonstrates sound commercial judgement in managing project costs.
