We are currently seeking a structured, proactive, and versatile Property Services & Maintenance Coordinator to join our expanding team. This multi-faceted role bridges office-based operational management with mobile, field-based property operations.
Key Responsibilities
Operating within a regulated environment, your daily responsibilities will include:
- Maintenance & Contractor Management: Acting as the primary point of contact for tenant maintenance requests; sourcing competitive quotes, coordinating external contractors, and overseeing works from instruction to completion.
- Property Inspections & Compliance: Conducting routine and final property assessments, compiling comprehensive condition reports, and documenting properties via photography to ensure full legislative compliance.
- Tenancy Services: Facilitating seamless tenant move-ins and move-outs, including inventory management, key logistics, and associated administration.
- Regulated Property Services: Conducting professional property viewings and client/tenant liaison in full alignment with regulatory frameworks.
- Facilities Support: Executing minor property repairs, preventative maintenance, and basic hands-on touch-ups where required.
- Administration: Assisting with RTB registrations, tenancy documentation, internal database maintenance (Excel/Property Software), and supporting the wider lettings team.
Candidate Profile & Essential Requirements
The ideal candidate will possess a strong work ethic, exceptional organisational capabilities, and a professional demeanour.
- Licensing: Possession of a valid PSRA Category C (Letting of Land) licence or a Category D licence is a distinct advantage. Candidates currently on a verified pathway to immediate qualification will also be considered.
- Driving Licence: A full, clean Irish driving licence is strictly essential.
- Communication: Exceptional written and verbal English communication skills.
- Technical Aptitude: Proficient in standard office software (MS Excel, Outlook) and a high level of general property maintenance knowledge or a background in trades/construction.
- Attributes: A practical problem-solver who can operate independently, prioritise text burdens effectively, and represent the firm professionally on-site.
