HVAC Technician (DAYS POSITION)
Role Purpose:

CBRE Global Workplace Solutions, leading global provider of integrated facilities and corporate real estate management, are recruiting a Plumbing bias maintenance technician to join the team located in Dublin City Center.

To carry out planned preventative maintenance and reactive works to client Mechanical / plumbing and HVAC & building service Systems in accordance with agreed service levels

Primary Objectives and Tasks:
  • This Role is primarily 5 days per week Mon – Friday 8am-16.30pm on site.
  • Act as system maintenance expert (SME) for Onsite Plumbing and water systems.
  • Be proficient with onsite asset management system (REALM).
  • Work closely with the Permit / Technical administrator for scheduling and closure of PPM’s.
  • Responsible for correct operation of equipment and on time PPM maintenance tasks within the normal days and rotating shift teams.
  • Take ownership of spare parts stock and sourcing replacement parts for mechanical & Plumbing tasks and repairs within the site team.
  • Oversee Vendor service and repair visits as point of contact and ensuring tasks are completed to CBRE standards. Review reports and highlight any issues for escalation and scheduled repairs.
  • Ensure that comprehensive maintenance records are kept in the form of "Frontline" task sheets and update Log books associated with Water / Mechanical & HVAC systems.
  • Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices.
  • To develop a good working relationship with all members of CBRE Managed Services staff and clients staff.
  • Hands on service and repairs works with a view to mentoring junior technicians and non-technical staff.
  • Work closely with Facilities team in dealing with Client requests / work orders for timely close out and resolution of issues relating to plumbing & water systems including Mechanical & HVAC systems also.
  • Ensure a professional image of CBRE Managed Services is presented to clients and visitors, and ensure excellence in customer service is delivered and promoted at all times.
  • Ensure that professional and technical skills are maintained through a commitment to personal development and life‑long-learning.
  • A flexible approach is required for the consistent and high standard of service CBRE provide.
  • At times technical upskill will be required for on-site equipment such as BMS, fire alarm lighting controls and various equipment operational systems and devices.
Accountabilities
  • Accountable to Contract Engineering Manager.
  • Operate as system champion for assigned responsible equipment within your scope and understanding.
  • The post holder does not have any directly reporting staff.
  • This post carries no direct budgetary responsibility
Core Competencies:
Education
  • Trade Qualified Plumber , must have good written and spoken English and basic P.C skills.
Training
  • Formally trained in Plumbing installation and maintenance systems.
  • Office / commercial plumbing and operational understanding ( desirable ).
  • Legionella or WRAS certification required. ( training can be provided for the right candidate).
  • Operational experience of building management control systems. ( Desirable ).
  • Formal health and safety understanding - training (Desirable)
Experience
  • Proficient with mechanical installation and maintenance standards.
  • Vendor and Contractor management experience, also team lead experience desirable.
  • Experience of maintaining Sump Pumps, waste water heating and cooling systems.
  • Experience of Plumbing and commercial piping arrangements and design & installation.
  • Maintenance of toilets, showers sinks urinals and drainage systems.
  • Experience of operating and maintenance CMMS & BMS, system.
  • Sound understanding and experience for meeting health and safety obligations with regard to maintenance activities. (Desirable)
  • Working knowledge of statutory and regulatory equipment and testing requirements (Desirable)
  • Sound understanding of HVAC and building services systems.
Aptitudes
  • Good verbal communication skills
  • Good written English skills
  • Ability to read write and understand operating manuals, SOP’s MOP’S and detailed reports.

  • Physically fit and able to carry tools and components by hand up to 20kg.
  • Able to ascend and descend vertical access equipment.

Circumstances
  • Full Clean Drivers Licence for use of Company Van or access to own Vehicle For OOH callout’
  • Able to attend the site location within one hour of notification to participate in out-of-hours rostered stand‑by and call‑out procedures.
