Job summary

Morgan McKinley is seeking a Finishing Foreman for a Tier 1 contractor delivering a high‑spec commercial scheme in Limerick city centre. You will manage interior finishes from second fix to handover, coordinating with subcontractors to maintain momentum and ensure premium standards.

The role requires 7–10+ years on-site supervision of finishes, a trade‑qualified background, and experience with main contractors or premier fit‑out firms.

Qualifications

• 7–10+ years on-site supervision of interior finishes and fit-out packages.
• Detail-oriented with strong quality control and coordination skills.
• Experience coordinating multi-trade interior packages and MEP interfaces.

Responsibilities

• Own interior finishes delivery including drylining, ceilings, joinery, glazing, flooring and finishes.
• Supervise and coordinate specialist trade contractors to meet daily/weekly targets.
• Implement QA/QC processes and manage digital snagging tools (Procore/Fieldwire/Dalux) to close defects.
• Coordinate lookahead schedules, material call-offs and site logistics with project team.
• Maintain safety and adherence to EHS standards and BC(A)R regulations.
• Coordinate pre-handover inspections, client walkthroughs and sign-offs.

With an established regional base and an extensive multi-year project pipeline across the Mid-West, this role offers long-term stability on high-profile schemes without the need for national commuting. We are looking for an experienced, detail-oriented Finishing Foreman who takes pride in delivering exceptional architectural and interior finishes from second fix through to client handover.

Key Responsibilities

• Internal Finishes Delivery: Take ownership of all interior packages-drylining, ceilings, architectural joinery, glazed partitions, flooring, decorative finishes, and coordination of MEP final fixtures.
• Subcontractor Management: Supervise, coordinate, and drive specialist fit-out trade contractors to maintain momentum against daily and weekly site targets.
• Quality Control & Snagging: Implement rigorous benchmarking and zero-defect QA/QC processes, managing digital snagging platforms (Procore, Fieldwire, or Dalux) to close out defects swiftly.
• Programme Coordination: Work in tandem with the Senior Site Manager and Project Manager to monitor short-term lookahead schedules, material call-offs, and site logistics.
• Safety & Standards: Maintain clean, safe working environments in full compliance with EHS standards, method statements, and BC(A)R regulations.
• Handover & Commissioning: Coordinate pre-handover inspections, client walkthroughs, and sign-offs to achieve smooth, defect-free sectional completions.

Candidate Profile

• Experience: 7-10+ years of on-site supervisory experience overseeing interior finishes and fit-out packages on large-scale commercial, high-density residential, or hospitality developments.
• Background: Trade-qualified background (Carpentry/Joinery, Plastering, Drylining) or a relevant Third-Level qualification in Construction Management / Building Technology.
• Main Contractor Exposure: Proven track record working with reputable Tier 1 or Tier 2 main contractors or premier specialist fit-out contractors.
• Detail-Oriented: A sharp eye for architectural alignment, acoustic/fire-stopping compliance, and premium finishing standards.
• Certifications: Valid Safe Pass, Manual Handling, and CIF/IOSH Managing Safely Construction accreditation.
