Job summary

Writech Limited is seeking a commercially focused Intermediate Quantity Surveyor to support financial and contractual management of fire protection projects across Ireland, the UK and Europe. The role requires close collaboration with the Head of Operations, Contracts managers, Project Engineers, Commercial and Finance to improve cost control and project profitability from tender handover to final account.

Qualifications

• Relevant qualification in Quantity Surveying, Construction Economics or Commercial Management.
• 3–5 years’ QS/commercial experience in construction, building services or MEP contracting.
• Experience in cost control, valuations, variations, payment applications and reporting.
• Strong contractual awareness: payment mechanisms, change procedures and notices.
• Ability to analyse budgets, costs to complete, final values and margins.
• Understanding of programmes, delay, disruption, EOTs and their commercial implications.
• Familiarity with NEC and JCT contracts and related processes.
• Fire protection, sprinkler or mechanical services experience recommended.
• Knowledge of BS/IS EN 12845, NFPA and client requirements.
• Awareness of BESA and LME price indices and procurement controls.

Responsibilities

• Monitor project costs against budget and forecast final spend.
• Maintain accurate cost-to-complete and profitability forecasts.
• Identify, price, submit and track variations to maximise recovery.
• Understand contract terms, notices, payment provisions and change mechanisms.
• Prepare and agree interim valuations and payment applications.
• Support extensions of time (EOTs) and disruption/loss claims.
• Identify commercial risks early and implement mitigation measures.
• Track labor performance against tender allowances and investigate variances.
• Produce regular commercial reports on costs, margins, risks and opportunities.
• Negotiate and agree final accounts, ensuring all variations are included.
