Job summary

PT Excellent Accounting Partners is seeking a Quantity Surveyor to oversee cost control for luxury villa projects in Bali. The role requires preparing BOQs, cost plans, budgets, and cash flow forecasts, with strong tender management and cost reporting skills.

Collaboration with PMs, Design, Procurement, and Accounting is essential to keep projects within budget and spec. Ideal candidates will have a Civil Engineering/Quantity Surveying background with 3+ years of villa construction experience,

Qualifications

• Bachelor's degree in Civil Engineering, Construction Management, Quantity Surveying, or a related field.
• Minimum of 3 years of experience as a Quantity Surveyor in construction projects.
• Proven experience handling villa construction projects, preferably luxury villas or high-end residential developments.
• Strong experience in preparing and managing BOQs, cost plans, project budgets, and cash flow forecasts.
• Solid understanding of construction cost control, budget monitoring, and variance analysis.
• Extensive knowledge of tender processes, bid evaluation, and negotiations with contractors, vendors, and subcontractors.
• Ability to read and interpret construction drawings, technical specifications, and material schedules.
• Experience handling Variation Orders (VO), progress claims, interim payments, and final accounts.
• Strong analytical, numerical, and problem-solving skills with excellent attention to detail.
• Good communication, coordination, and negotiation skills.

Responsibilities

• Prepare, review, and control BOQ, cost plans, project budgets, and cash flow forecasts for villa projects.
• Estimate construction costs for villa developments including structural, architectural, MEP, landscaping, and pools.
• Monitor expenditures and perform budget variance analysis for cost control.
• Manage tender processes, evaluate quotations, and negotiate pricing with vendors and subcontractors.
• Review drawings and specs to ensure accurate quantity take-offs and cost estimates.
• Handle VO, progress claims, interim payments, and final accounts.
• Monitor material quantities, labor costs, subcontractor expenses, and progress against budgets.
• Coordinate with PMs, Site Managers, Design Teams, Procurement, and Accounting for cost reporting.
• Identify cost overruns and suggest cost-saving measures without compromising quality.
• Prepare regular cost reports, budget updates, and financial forecasts for management.
