Job summary

PT GOLDEN TREE CAPITAL in Bali seeks a Quality Control Engineer for Architecture & Civil. The role is to prepare Quality Criteria, ITPs, and inspection checklists before each activity begins, and to conduct daily site inspections against IFC drawings and approved submittals.

You will review method statements for constructability, manage hold/witness points, and ensure documentation packages are complete before work starts.

Responsibilities

• Define hold points and witness points for covered works, structure, waterproofing and life-safety elements.
• Review contractor method statements, shop drawings and sequence for constructability before approval.
• Confirm that no work starts without the required documentation package: Quality Criteria, Site Instruction and Work Permit.
• Daily inspection of works against IFC drawings, specifications, approved submittals and approved method statements.
• Inspect concrete works: pour supervision, curing regime, honeycombing checks, and cube sampling.
• Inspect waterproofing: substrate prep, membrane thickness, upstands, flood tests and protection.
• Geometry checks: benchmarks, levels, verticality, flatness and tolerances using laser level and instruments.
• Review and release NCRs with evidence; track corrective actions to closure.
• Produce snag lists, verify final acceptance, and maintain the quality dossier.

QUALITY CONTROL ENGINEER - ARCHITECTURE & CIVIL (QC Arch/Civil)

Prepare and issue Quality Criteria, Inspection and Test Plans (ITP) and inspection checklists for each work package before the activity begins.

Define hold points and witness points, especially for covered works, structure, waterproofing and life-safety elements. A hold point is never bypassed.

Review contractor method statements, shop drawings and sequence for constructability before approval.

Confirm that no work starts without the required documentation package: Quality Criteria, Site Instruction and Work Permit.

2. Inspection and control on site

Daily inspection of works against IFC drawings, specifications, approved submittals and approved method statements.

Concrete works: bar diameter, spacing, lap length, cover and chairs against the bending schedule; formwork geometry, alignment and bracing; embedded items and penetrations; slump tests and cube sampling; supervision of the pour; curing regime; post-strike inspection for honeycombing, cold joints, deviation and cracking.

Waterproofing: substrate preparation, priming, membrane type and applied thickness, upstands and terminations, mandatory flood tests with recorded duration and result, protection before screed.

Geometry: setting out against benchmarks, levels, verticality, flatness and tolerances, verified with laser level, straightedge and instruments - not by eye.

Masonry, plaster, screed, tiling and stone: substrate, mix and curing, setting out of the finished pattern, joint width, lippage, movement joints, edge and junction detailing.

No covered work is closed without an approved Work Inspection Request (WIR), a release and a photographic record.

3. Design conformance and risk management

Review architectural, structural and interior drawings before construction; identify conflicts, missing details, constructability problems and durability risks.

Issue technical comments and develop junction and detail solutions together with the Architect and the As-Built/Drafter.

Assess the effect of design changes on method, sequence and work already completed, and report the consequence before the change is executed.

4. Materials, submittals and mockups

Review material submittals within one business day; verify delivered materials against the approved sample and certificate; quarantine and reject non-conforming material before it is incorporated.

Run mockups and benchmark samples. Once a mockup is approved it becomes the acceptance standard for that work.

Assess material suitability for the Bali climate: humidity, salt air, UV, monsoon rain, termites and ground movement.

5. Non-conformance and enforcement

Issue a Non-Conformance Report (NCR) within 24 hours of identifying a defect, with the requirement, the deviation and the corrective action deadline stated.

Close an NCR only with mandatory "before and after" photographic evidence.

Issue a Stop Work Order where a critical non-compliance is observed.

Track corrective actions to closure, identify root causes and elevate repeated failures of a contractor to the Construction Manager and Technical Director.

6. Acceptance and handover

Produce snag lists and punch lists, monitor rectification and verify final acceptance against the technical documentation.

Compile the quality dossier: checklists, test results, hold point releases, photo and video documentation, confirmation of as-built status.

Support the commercial team on quality-related deductions and disputed contractor claims with documented evidence.

7. Documentation and reporting

Daily Site Report uploaded by 20:00; weekly quality report on status, risks and open defects.

All site data kept on the company server according to the Common Data Environment SOP: file naming, version control, indexed photographic records.
