ARYA.CLUB, a Bali-based PropTech platform under ARYA Group, seeks a Head of Operations/COO to establish and lead the on-the-ground operations and scale the platform.

You will focus 90% on building the platform (property sourcing, regulatory compliance, legal structuring, asset onboarding) and 10% on strategic initiatives within ARYA Properties.

Based in Bali with occasional travel to Jakarta for regulatory meetings; attractive base salary and quarterly bonuses.

Qualifications

• 5+ years in senior operations or commercial roles in FinTech/PropTech or real estate.
• Deep understanding of Indonesian real estate law and foreign investment company setups (PT PMA).
• Experience with OJK regulations or Regulatory Sandbox environments.
• Excellent leadership and ability to scale operations in a high-growth startup.

Responsibilities

• Lead property sourcing, due diligence, and onboarding of premium villa developments in Bali.
• Oversee regulatory compliance with OJK and coordinate with legal teams.
• Structure project SPVs and revenue-sharing agreements; manage asset collateral.
• Build and manage a lean local operations team across functions.
• Partner with founders to scale ARYA.CLUB from 4 to 50+ villas in 18 months.

ARYA.CLUB is an innovative PropTech platform redefining real estate investment in Indonesia. We enable retail and international investors to acquire fractional ownership and income rights to high-yield luxury villas in Bali and other prime Indonesian destinations. Operating under the ARYA Group umbrella, we bridge the gap between high-end property development and modern digital finance.

About the role

We are seeking an entrepreneurial, results-driven Head of Operations / COO to establish and lead our on-the-ground operational framework. As our senior leader in Indonesia, your primary focus (90% capacity) will be building and scaling the ARYA.CLUB digital platform (property sourcing, OJK regulatory compliance, legal structuring, and asset onboarding). Simultaneously, you will have strategic involvement (10% capacity) within our parent group, ARYA Properties, assisting with new development projects, land acquisitions, and driving synergies across our physical and digital real estate ecosystem.

Key responsibilities

Property Sourcing & Due Diligence: Identify, negotiate, and onboard premium villa developments in Bali. Coordinate independent valuations with KJPP (Public Appraisers) and handle legal verifications with local PPAT (Notaries).

Regulatory & Government Affairs: Lead communication and framework alignment with the Indonesian Financial Services Authority (OJK – Digital Financial Innovation / Regulatory Sandbox) in close coordination with our legal team.

Legal Asset Structuring: Oversee the setup of project SPVs (PT PMA) and ensure clean execution of Revenue-Sharing agreements and collateralized mortgage rights (Hak Tanggungan).

On-the-Ground Operations: Build and manage a lean local team (property managers, legal liaisons, accountants, and content creators) for smooth villa management and investor dividend distribution.

Executive Leadership: Work directly with the Founders to scale the platform from our initial 4 launch villas to a portfolio of 50+ properties within 18 months.

Group Synergies (ARYA Properties - 10%): Collaborate on identifying land-bank opportunities, consult on development plans, and create seamless integration between physical real estate development and our digital platform.

About you

5+ years in senior operations or commercial roles (preferably within FinTech, PropTech, real estate development, or tech unicorns).

Deep understanding of Indonesian real estate legal frameworks (Freehold, Leasehold, Hak Tanggungan, PBG/IMB) and foreign investment company setups (PT PMA).

Familiarity with OJK regulations or experience navigating Regulatory Sandbox environments in Southeast Asia.

Native/Fluent Bahasa Indonesia and professional fluent English (mandatory).

Proven "0-to-1 builder" mentality. Thrives in high-growth startup environments with high personal accountability.
