K. Wah International Holdings Limited is seeking a seasoned Financial Controller to lead budgeting, forecasting, and long-range planning in our Hong Kong project portfolio.

You will partner with senior leaders to translate plans into actionable financials and KPI metrics, driving profitability and risk management. The role demands extensive experience in property development, strong stakeholder communication, and proficiency with AI tools to streamline workflow.

Qualifications

  • Bachelor's Degree in Finance, Economics, or other relevant disciplines from a reputed institution.
  • Member of HKICPA, ACCA, CFA or equivalent.
  • Minimum 15 years of relevant experience, preferably from the property development sector with at least 8 years in a managerial role.
  • In-depth knowledge of the Hong Kong property market with experience in project finance.
  • Strong organizational, communication and negotiation skills.
  • Independent, self-motivated, analytical, and able to meet tight deadlines.
  • Proficiency in using generative-AI tools to streamline workflow and daily productivity.
  • Native/fluency in Cantonese and Mandarin, with strong professional English.

Responsibilities

  • Lead annual budgeting, rolling forecasts, and long-range financial planning aligned with corporate strategy.
  • Develop scenario models and sensitivity analyses for strategic initiatives, capital projects, and market expansion.
  • Partner with business heads to translate operational plans into financial implications and KPIs.
  • Produce management reports, dashboards, and variance analyses highlighting drivers of profitability, cash flow and risk.
  • Identify trends, opportunities and threats; recommend actions to improve margins and working capital.
  • Support pricing and portfolio reviews, and investment appraisals (NPV, IRR, payback).
  • Oversee cash flow forecasting, liquidity management, and banking relationships.
  • Optimize capital structure and working capital to strengthen balance sheet resilience.
  • Ensure compliance with statutory, regulatory, and group reporting; liaise with auditors and regulators.
  • Act as trusted adviser to senior management on finance performance, strategy and resource allocation.
  • Handle strategic ad-hoc assignments and special corporate projects as required.

Requirements:

Bachelor's Degree in Finance, Economics, or other relevant disciplines obtained in a reputable institution. MBA preferred.
