Job summary

Hong Kong Housing Society seeks a Building Services Engineer to lead PropTech projects, review designs and ensure technically sound deliverables. You will plan system integration with BMS, CCTV, access control and E&M monitoring, and manage interface requirements with IT and vendors.

You will supervise installation, witness testing, SAT/UAT and handover documentation, and monitor safety, progress and risks. A strong background in building services and IoT integration is essential.

Qualifications

• Degree in building services or related engineering field required.
• Master's degree is an advantage for smart buildings, IoT or IT integration.
• Professional certification (e.g. HKIE or PMP/PRINCE2) preferred.

Job description

• Lead the building services aspects of PropTech projects (COPA, SuperAPP and IoT systems); review designs, shop drawings and interface requirements to ensure technically sound deliverables.
• Plan and verify the integration of new systems with existing installations such as BMS, CCTV, access control and E&M monitoring systems; define interface, data point and API requirements with the IT team and vendors.
• Prepare and review technical specifications and user requirements; conduct technical assessment of tenders; carry out site surveys, feasibility studies and pilot tests of new technologies, and provide evidence-based recommendations to the Manager.
• Supervise installation works; witness testing and commissioning, SAT and UAT; follow up on defect rectification; and verify handover documents such as as-built drawings and O&M manuals.
• Monitor progress, quality and site safety; review works programmes and progress reports; identify delays and risks and propose mitigation measures; and assess progress claims for the Manager's endorsement.
• Ensure compliance with statutory requirements, codes of practice, corporate technical standards and cybersecurity requirements, including support for security risk assessments and audits.
• Monitor post-implementation system performance and analyze faults; coordinate corrective actions with vendors; recommend improvements; and support handover to estate operations, including user training.
• Guide and review the technical work of the technical teams; act as the technical contact point for Property Management, Building Services and IT colleagues.

The person

• Bachelor's degree in Building Services, Electrical or Mechanical Engineering, or a related discipline; a Master's degree in a relevant field (e.g. smart buildings, information technology) is an advantage
• Minimum 6 years of post-qualification experience in building services engineering, including at least 2 years in smart building, IoT or systems integration projects
• Corporate membership of HKIE (Building Services or related discipline), or equivalent, is preferred; possession of a project management certification (e.g. PMP or PRINCE2) would be an added advantage.
• Hands-on experience in site supervision, testing and commissioning, procurement and contract administration, preferably with exposure to property management or the public/subsidized housing sector
• Sound knowledge of building services systems and controls, including BMS, CCTV/security, E&M monitoring systems, IoT platforms, networking and API integration.
• Strong project management, analytical and problem-solving skills, with the ability to drive initiatives from concept to implementation.
• Familiarity with system architecture and Hong Kong statutory requirements and codes of practice for building services.
