This is a pivotal role with end-to-end responsibility for asset management, spanning pre-opening preparation, leasing coordination, marketing, operational readiness and stabilised asset performance. The successful candidate will work closely with internal teams, joint-venture partners and external stakeholders to deliver a compelling retail destination and maximise the asset’s long-term value.
Key Responsibilities
- Lead the end-to-end asset-management strategy and execution for the retail development, covering leasing, marketing, operations and financial performance.
- Facilitate new lettings, renewals, rent reviews and tenancy negotiations; oversee day-to-day tenant relationship management.
- Drive pre-opening planning and execution, including tenant fit-out coordination, operational policies and procedures, tenant communications, handover preparation and overall operational readiness.
- Oversee day-to-day retail operations after opening, ensuring a high standard of customer experience, tenant service, safety and asset presentation.
- Prepare, manage and monitor annual budgets, operating expenses, business plans, financial forecasts and regular management reports.
- Analyse asset performance, including rental income, occupancy, sales productivity, marketing effectiveness and operating costs; identify opportunities to enhance revenue, control costs and improve returns.
- Work closely with Project Management, Finance, Leasing, Marketing and other internal teams to ensure a seamless transition from project delivery into operations.
- Develop and execute placemaking initiatives, marketing campaigns and promotional activations that reinforce the project’s positioning, drive footfall and support tenant sales performance.
- Conduct regular market research, competitor benchmarking and rental analysis to inform leasing, tenant-mix and asset-enhancement strategies.
- Build and maintain constructive working relationships with joint-venture partners, tenants, consultants, service providers and relevant external stakeholders.
- Support asset-enhancement initiatives and strategic projects as required.
Skills, Qualifications and Experience Requirements
- Degree holder in Real Estate, Surveying, Property Management, Business Administration or a related discipline.
- At least 7 years’ relevant experience in retail leasing, asset management, portfolio management, retail operations or marketing, preferably gained with a reputable property developer, landlord, retail operator or consultancy.
- Demonstrated experience in managing the commercial and operational performance of a retail or commercial property, including budgeting, forecasting and P&L management.
- Experience in retail-project pre-opening, opening and/or post-opening stabilisation is highly preferred.
- Strong commercial acumen with the ability to interpret financial and operational data and translate insights into practical business actions.
- Proven negotiation, stakeholder-management and tenant-relations skills.
- Highly organised, proactive and detail-oriented, with the ability to manage multiple workstreams and deliver under pressure.
- A collaborative team player who can work effectively across functions while independently driving assigned initiatives.
- Passion for retail, placemaking and creating engaging customer and community experiences.
- Proficient in written and spoken English and Cantonese; Mandarin is an advantage.
- Candidates with less experience but strong potential may be considered for an Assistant Manager or another appropriate title.
