Job summary

Seven Resourcing is seeking a housing repairs and voids services leader to deliver customer-focused maintenance for void properties. You will manage a team of operatives and contractors, ensure safety compliance, and drive cost control and performance improvements.

The role requires experience in voids, housing legislation, and contract management, with a track record of team development and data-driven decision making. Durham location supports a dynamic housing and property services environment.

Qualifications

• HNC/HND in a construction-related discipline or equivalent experience.
• Health and Safety qualification with experience managing compliance in maintenance and construction works.
• Proven experience leading housing repairs and maintenance teams, specifically within voids services.
• Strong understanding of void processes, housing legislation, and contract management.
• Ability to analyse performance data and make sound commercial recommendations.
• Experience motivating and developing teams to achieve high performance and service standards.

Responsibilities

• Champion health and safety compliance across all maintenance activities.
• Manage financial performance, including budgeting, forecasting, and cost control.
• Oversee contractor, supplier, and materials performance, ensuring effective procurement practices.
• Promote effective use of housing and works order systems to improve data accuracy and service delivery.
• Respond to and resolve customer complaints efficiently, using feedback to improve future service provision.
