Map Talent is seeking an experienced Technical Manager to lead the technical delivery of residential developments in Nottingham from pre-construction through to completion.

You will coordinate civil, structural, and M&E disciplines, manage external consultants, and ensure designs are buildable, compliant, and commercially viable. The role requires strong engineering judgement and collaboration with planning, land, and construction teams.

Qualifications

Responsibilities

  • Take overall technical responsibility for allocated residential developments from pre-construction through to completion.
  • Lead the technical design process to ensure buildable, compliant, and cost-effective designs.
  • Provide engineering input into site acquisition, feasibility, planning and appraisals.
  • Identify risks and opportunities early and develop practical solutions.
  • Review consultant designs, specifications and proposals.
  • Coordinate site infrastructure, drainage, SuDS and utility connections.
  • Manage external design teams to meet scope, programme and budget.
  • Provide technical support to construction teams and respond to RFIs.

Role Overview

We are seeking an experienced and technically strong Technical Manager to join our clients Technical department in Nottingham This is a key role responsible for leading the technical delivery of residential developments from acquisition and planning through to construction and completion.

The role would suit an individual with a strong engineering bias, who is comfortable working across civil engineering, infrastructure, structural design, utilities and building regulations, while also understanding the commercial and programme requirements of a housebuilding environment.

You will act as the technical lead for allocated developments, coordinating internal teams, external consultants, statutory authorities and contractors to ensure schemes are technically robust, commercially viable, compliant and deliverable.

Key Responsibilities
Technical Leadership
  • Take overall technical responsibility for allocated residential developments from pre-construction through to completion.
  • Lead the technical design process, ensuring designs are coordinated, buildable, cost-effective and compliant.
  • Provide engineering-led input into site acquisition, feasibility, planning and development appraisals.
  • Identify technical risks, constraints and opportunities at an early stage and develop practical solutions.
  • Review and challenge consultant designs, specifications and technical proposals.
  • Ensure technical information is issued accurately and in line with the construction programme.
Civil Engineering & Infrastructure
  • Lead the design and delivery of site infrastructure, including roads, drainage, earthworks, utilities and external works.
  • Review ground investigation information, levels, cut and fill, retaining solutions and abnormal ground conditions.
  • Oversee surface water and foul drainage strategies, including attenuation, SuDS and connections to statutory networks.
  • Coordinate Section 38, Section 104, Section 278 and other relevant technical approvals.
  • Liaise with local authorities, water companies, highways authorities and other statutory bodies.
  • Resolve engineering issues arising during construction and provide timely technical direction.
Structural & Building Engineering
  • Coordinate structural engineering requirements across house types, apartment buildings and associated structures.
  • Review structural proposals, foundations, retaining structures and temporary/permanent works interfaces.
  • Ensure structural and engineering designs are appropriately coordinated with architectural and M&E requirements.
  • Support the delivery team in resolving technical issues encountered on site.
Design Management
  • Manage external consultants and design teams, ensuring they deliver against agreed scope, programme and budget.
  • Coordinate architectural, structural, civil, M&E, landscape, fire and other specialist design disciplines.
  • Manage design reviews and ensure technical information is suitable for construction.
  • Maintain accurate design registers, drawing schedules, technical trackers and approval records.
  • Identify design clashes, gaps and buildability issues before they impact construction.
Construction Support
  • Provide technical support to site teams throughout construction.
  • Attend site and design meetings as required.
  • Respond to technical queries and RFIs, ensuring issues are resolved efficiently.
  • Review proposed technical changes and assess their impact on cost, programme, quality and compliance.
  • Work closely with Construction, Commercial, Land, Planning and Sales teams to deliver successful developments.
Experience & Qualifications
Essential:
  • Significant technical or engineering experience within the UK housebuilding, residential development or construction sector.
  • Strong understanding of civil engineering and residential infrastructure.
  • Experience managing external consultants and multidisciplinary design teams.
  • Experience taking developments through design, approvals and construction.
  • Good knowledge of highways, drainage, earthworks and utilities.
  • Strong understanding of Building Regulations, planning requirements and relevant technical standards.
  • Excellent problem-solving and technical decision-making skills.
  • Ability to communicate effectively with both technical and non-technical stakeholders.
Desirable:
  • Degree or HNC/HND in Civil Engineering, Structural Engineering or a related discipline.
  • Chartered Engineer status or working towards professional accreditation.
  • Experience with Section 38, Section 104 and Section 278 agreements.
  • Experience with SuDS, flood risk, drainage strategies and adoption processes.
  • Experience with residential structural design and foundation solutions.
  • Experience working for a housebuilder, developer or residential consultancy.
  • Knowledge of NHBC technical requirements and warranty processes.
  • Experience with design management software and CAD/BIM environments
