Job summary

TwentyOne Twelve is seeking a Survey Technician (Measured Building Surveys) to work on-site in London with regular travel to project sites across the UK. You will carry out detailed measured surveys using Matterport, laser scanning and point-cloud capture, and ensure data lands cleanly in Vectorworks for the design team.

Responsibilities

• Review the brief and existing drawings before you set foot on site.
• Measure walls, floor areas, ceiling heights, wall thicknesses, structural elements, and level changes.
• Record doors, windows, stairs, columns, fixtures, services, and equipment in detail for drawing.
• Run Matterport, laser measuring devices, and scanning equipment; capture point-cloud data as required.
• Produce a clear, logically sequenced photographic record that someone unfamiliar with the site can follow.
• Process, check, and organise everything so it lands in Vectorworks for the designers.
• Flag discrepancies between existing drawings and reality or areas not accessible.
• Coordinate site access, juggle multiple surveys, and meet programme dates.
• Work safely and professionally in live, occupied, client-facing environments.

This is a hands-on, site-based surveying role.

Salary : £35,000 to £40,000, dependent on experience

Location : London, with regular travel to project sites across the UK

About the Business

A London design and project delivery group working across hospitality, leisure, retail, and commercial interiors. Two closely linked businesses, one integrated project team: the designers who draw it, and the delivery team who build it.

Survey information sits right at the front of that process. Get it right and everything downstream runs cleanly. Get it wrong and everyone finds out later, expensively.

About the Role

You will be the person who goes to site first.

Attending live buildings, occupied spaces, and construction environments, you will carry out detailed measured surveys and capture the measurements, photographs, spatial data, and technical detail the design team needs to produce accurate existing-condition drawings. Matterport, laser scanners, and point-cloud capture are your day-to-day kit, and everything you collect needs to land cleanly in Vectorworks for the designers to work from.

This is a shared role across both businesses, so you will be the link between design and delivery on anything survey-related.

Your Days Will Look Something Like This

• Reviewing the brief and existing drawings before you set foot on site, so you know exactly what is needed
• Measuring walls, floor areas, ceiling heights, wall thicknesses, structural elements, and changes in level
• Recording doors, windows, stairs, columns, fixtures, services, and equipment in enough detail to draw from
• Running Matterport, laser-measuring devices, and scanning equipment, and capturing point-cloud data where the job calls for it
• Producing a clear, logically sequenced photographic record that someone who has never been to the site can follow
• Processing, checking, and organising everything afterwards, then getting it into a format the design team can use
• Flagging discrepancies between the existing drawings and what is actually there, plus anything you could not access or measure
• Coordinating site access, juggling several surveys at once, and hitting the dates on the programme
• Working safely and professionally in live, occupied, and client-facing environments

You Might Be Our Perfect Match If

• You have a degree in a built-environment subject: building surveying, surveying, architectural technology, architecture, construction, civil engineering, geomatics, or similar
• You read technical drawings comfortably and have a good feel for dimensions, scale, and space
• You are precise, observant, and methodical, and you check your own work before anyone else has to
• You are happy on site, in boots, in buildings that are half-finished or fully occupied
• You can explain technical information clearly to designers, project managers, and contractors
• You are organised enough to keep files, records, and photographs in good order without being chased
• You are keen to travel to sites regularly

Useful but not essential: placement, internship, or graduate experience in measured surveys or site data capture, any exposure to Matterport, laser scanning, or point-cloud work, familiarity with Vectorworks, AutoCAD, or Revit, knowledge of fit-out projects, and a valid CSCS card.
