Job summary

James Gray Recruitment is seeking a Pre-Construction Commercial Manager with a background in Quantity Surveying or pre-construction. The role focuses on winning and shaping projects from tender through to contract award, across a varied portfolio.

You will lead estimating, cost planning and value engineering, manage bids, build relationships with clients, consultants, and subcontractors, and report to senior management on commercial performance. Excellent salary and benefits on offer.

Qualifications

• Strong experience in Quantity Surveying, estimating or pre-construction.
• Experience with a main contractor or developer, ideally across residential and/or wider construction.
• Excellent commercial awareness and attention to detail.
• Confident managing multiple bids and deadlines.
• A proactive, ambitious approach and the ability to work independently as well as part of a team.

Responsibilities

• Manage the commercial side of multiple tenders and projects.
• Lead estimating, cost planning and value engineering activities.
• Identify commercial risks and opportunities to maximise project value.
• Build strong relationships with subcontractors, suppliers and project stakeholders.
• Support bid strategy, governance and contract handovers.
• Provide clear commercial reporting to senior management.
• Help improve processes, cost data and lessons learned across the pre-construction function.
