Job summary

LiveWest Homes Ltd seeks a Strategic Asset Appraisal Manager to lead the asset appraisal function, driving data-driven investment decisions to maximise the quality and value of existing homes while supporting new affordable housing. You will combine analytical rigour with strong leadership to balance commercial considerations with social purpose, keeping customers at the heart of decisions.

Qualifications

  • Strong leadership and change management experience in social housing asset management.
  • Proven ability to interpret complex asset data and translate into strategic recommendations.
  • Experience building business cases for regeneration, investment or disposal.

Responsibilities

  • Strengthen how we measure property performance across physical, financial, strategic, legal and regulatory factors.
  • Analyse portfolio information to identify patterns, test assumptions and make recommendations for investment or divestment.
  • Lead detailed appraisals of schemes, clusters and blocks, developing robust business cases for regeneration, repurposing, investment or disposal.
  • Lead and improve the property appraisal and land optimisation processes.
  • Collaborate with Development, Regeneration and New Business to shape the development plan.
  • Support decant plans, minimise rent loss and move properties toward agreed outcomes.
  • Engage with local authorities and strategic partners to inform decisions and share insights.
  • Provide visible leadership and unite teams to deliver positive change.

Job description

Do you have extensive experience in social housing asset management and a passion for using data, insight and strategic thinking to improve homes and communities? We're looking for a Strategic Asset Appraisal Manager to lead our asset appraisal function, helping us make informed investment decisions that maximise the quality and value of our existing homes while supporting the delivery of new affordable housing. You will combine strong analysis with supportive leadership, balancing commercial considerations with our social purpose and ensuring that customers remain at the centre of our decisions.

Key responsibilities
  • Strengthen how we measure property performance across physical, financial, strategic, legal and regulatory factors.
  • Analyse portfolio information to identify patterns, test assumptions and make clear recommendations for investment or divestment.
  • Lead detailed appraisals of schemes, clusters and blocks, developing robust business cases for regeneration, repurposing, investment or disposal.
  • Lead and continually improve the individual property appraisal and land optimisation processes.
  • Work closely with Development, Regeneration and New Business colleagues to identify opportunities and help shape the development plan.
  • Partner with Housing, Sales and Empty Homes teams to support effective decant plans, reduce rent loss and ensure properties move quickly towards an agreed outcome.
  • Build trusted relationships with local authorities and other strategic partners through open, credible and constructive engagement.
  • Provide visible, hands-on leadership, setting clear expectations and bringing teams together to deliver positive change.

About The Candidate
  • Strong leadership skills, with the ability to lead people through change with clarity, resilience and positive energy.
  • The ability to interpret property condition, structural and archetypal information and understand its effect on long-term asset performance.
  • Confidence working with valuations, costs and funding to assess options, trade-offs and value.
  • The ability to combine affordability, demand, management, sustainability, amenity and reprovision considerations into clear strategic recommendations.
  • Excellent written and verbal communication skills, with the ability to make complex information clear, concise and persuasive.
  • The ability to challenge constructively, build commitment and bring different teams together.
  • Good literacy and numeracy skills.
  • Housing leadership experience, including leading teams successfully through change.
  • Extensive property management or asset management experience within a social housing environment.
  • A track record of improving processes through data, automation and structured problem-solving.
  • Experience of working with related teams or stakeholders to deliver cross-functional improvements.
  • Extensive knowledge of property and asset management within a social housing context.
  • An understanding of the legal and planning constraints that can affect property ownership, development and disposal.
  • An understanding of the physical, financial, strategic, sustainability and regulatory factors affecting property quality and management.
  • A level, or an equivalent or higher qualification, in a relevant construction or property-related field.
  • Membership of a relevant professional body, such as RICS, CIOB or RIBA.
