Job summary

HVAC Recruitment Limited is seeking a Small Works Project Manager to coordinate maintenance projects and minor building works across two sites in Bedfordshire.

The ideal candidate will have hard FM experience, strong contractor management skills, and a solid understanding of building services and statutory compliance. Level 4 FM qualification or equivalent is preferred, IWFM membership is desirable.

Qualifications

• Experience in hard FM, building maintenance and small works/project delivery.
• Strong technical understanding of building services and statutory compliance.
• Ability to manage suppliers, priorities and commercial performance.
• Level 4 FM qualification or equivalent technical experience.
• An HNC in a relevant discipline or IWFM membership is desirable.

Responsibilities

• Deliver minor works and planned/reactive maintenance activities safely and on schedule.
• Supervise contractors, review RAMS and oversee safe systems of work.
• Monitor cost, quality, value for money and contract performance.
• Ensure controls for asbestos, legionella, confined spaces and working at height.
• Serve as the key contact for site stakeholders, resolving technical queries and complaints.
• Support future maintenance planning and accurate project/CAFM records.

SMALL WORKS PROJECT MANAGER - HARD FM

Location: Chicksands / Henlow, Bedfordshire | Salary: £40,000-£45,000 + company car or car allowance | Permanent | Site-based, two locations

HVAC Recruitment is recruiting a Small Works Project Manager to coordinate maintenance projects and minor building works across two operational sites in Bedfordshire. Ideal for a Minor Works Manager, Building Services Project Manager or technical FM professional with strong contractor management skills.

Key duties:

• Deliver minor works and planned/reactive maintenance activities safely and on schedule.
• Supervise contractors, review RAMS and oversee safe systems of work.
• Monitor cost, quality, value for money and contract performance.
• Ensure controls for asbestos, legionella, confined spaces and working at height.
