Job summary

PPM Recruitment is seeking a Small Works Manager to lead multi-site M&E projects in the UK, from initial scoping and surveys through to final handover. You will manage project costs, prepare estimates, keep budgets and P&L on track, and supervise internal engineering teams as well as external subcontractors, with regular client updates.

You will write RAMS, enforce CDM compliance, oversee permit-to-work and isolation procedures, and ensure thorough documentation including O&M manuals and

• 3–5+ years in small works, building maintenance, or facilities projects.
• Strong understanding of M&E (mechanical and electrical).
• SMSTS and CSCS Black/Gold Card preferred.

Job description

We are looking for a Small Works Manager oversees minor M&E projects-typically ranging from a few thousand pounds up to around 500,000

Core Responsibilities

• Project Delivery: Manage multiple small-to-medium works concurrently from initial scoping/survey to final handover.
• Financial & P&L Management: Track project costs, build estimates/quotations, manage budgets, and monitor Profit & Loss (P&L).
• Health & Safety (H&S): Write and review RAMS (Risk Assessments and Method Statements), manage CDM Regulations, and oversee permit-to-work or isolation procedures.
• Contractor & Labour Coordination: Supervise internal engineering teams, line-manage operational staff, and procure/manage external subcontractors.
• Client & Stakeholder Liaison: Act as the main point of contact for clients, provide progress updates, and resolve technical or site-level issues.
• Documentation & Handover: Produce completion reports, operation and maintenance (O&M) manuals, and sign-off documentation.

Essential Requirements & Qualifications

• Experience: Typically 3 to 5+ years in a small works, building maintenance, contracts management, or facilities project role.
• Technical Knowledge: Strong understanding of M&E (mechanical and electrical).
• Health & Safety Certifications: Often requires SMSTS (Site Management Safety Training Scheme) and a CSCS Black/Gold Card.
• Driving Licence: A full UK driving licence is normally essential due to multi-site travel.
• IT & Admin: Proficiency in Microsoft Office (Excel, Word) and project or maintenance management software.

• Monday to Thursday 08.00 to 16.30 with a 30-minute lunch break Friday 08:00 to 15:30
