PPM Recruitment is seeking a Small Works Manager to oversee minor M&E projects across multiple sites in the UK. You will lead delivery from scoping to handover, manage budgets, and coordinate internal teams and subcontractors.

The ideal candidate has 3–5+ years in small works or facilities management, holds SMSTS and CSCS cards, a full UK driving licence, and is proficient in MS Office and project software. In return, a competitive salary of £55,000 plus benefits is on offer.

Qualifications

• 3 to 5+ years in a small works, building maintenance, contracts management, or facilities projects role.
• Strong understanding of mechanical and electrical (M&E).
• SMSTS certification and CSCS Black/Gold Card are often required.
• Full UK driving licence is normally essential for multi-site travel.
• Proficiency in Microsoft Office (Excel, Word) and project/maintenance management software.

Responsibilities

• Deliver multiple small-to-medium works from scoping to handover.
• Track project costs, build estimates/quotations, manage budgets and monitor P&L.
• Write and review RAMS, manage CDM Regulations and oversee permits.
• Supervise internal engineering teams, line-manage staff, and procure external subcontractors.
• Act as main point of contact for clients, provide progress updates, and resolve site-level issues.
• Produce completion reports, O&M manuals, and sign-off documentation.

Job description

We are looking for a Small Works Manager oversees minor M&E projects-typically ranging from a few thousand pounds up to around £500,000

Core Responsibilities

• Project Delivery: Manage multiple small-to-medium works concurrently from initial scoping/survey to final handover.
• Financial & P&L Management: Track project costs, build estimates/quotations, manage budgets, and monitor Profit & Loss (P&L).
• Health & Safety (H&S): Write and review RAMS (Risk Assessments and Method Statements), manage CDM Regulations, and oversee permit-to-work or isolation procedures.
• Contractor & Labour Coordination: Supervise internal engineering teams, line-manage operational staff, and procure/manage external subcontractors.
• Client & Stakeholder Liaison: Act as the main point of contact for clients, provide progress updates, and resolve technical or site-level issues.
• Documentation & Handover: Produce completion reports, operation and maintenance (O&M) manuals, and sign-off documentation.

Essential Requirements & Qualifications

• Experience: Typically 3 to 5+ years in a small works, building maintenance, contracts management, or facilities project role.
• Technical Knowledge: Strong understanding of M&E (mechanical and electrical).
• Health & Safety Certifications: Often requires SMSTS (Site Management Safety Training Scheme) and a CSCS Black/Gold Card.
• Driving Licence: A full UK driving licence is normally essential due to multi-site travel.
• IT & Admin: Proficiency in Microsoft Office (Excel, Word) and project or maintenance management software.
