Job summary

Wates Residential in Cardiff is seeking a Quantity Surveyor to support the commercial management of a major residential development and to help ensure cost control, procurement and contract administration throughout the project lifecycle.

You will work closely with operational teams and supply chain partners to maximise value, manage risk and deliver high-quality homes for South Wales, in a collaborative and inclusive environment.

Qualifications

  • Experience as a Quantity Surveyor in residential construction.
  • Knowledge of cost management, procurement and contract administration.
  • Degree in Quantity Surveying or related discipline; RICS status or progression preferred.
  • Excellent communication and relationship-building skills.

Responsibilities

  • Manage subcontract procurement, valuations and payments.
  • Prepare and maintain accurate cost forecasts and commercial reports.
  • Monitor project expenditure and identify opportunities to maximise value.
  • Administer subcontract agreements and contractual obligations.
  • Manage change control processes and commercial risk.
  • Support the preparation and agreement of final accounts.
  • Build strong working relationships with project teams, clients and supply chain partners.

At Wates Residential, our purpose is reimagining places for people to thrive. We're looking for a Quantity Surveyor to join our Cardiff team, working on a major residential development that will deliver much-needed new homes across South Wales.

This is an opportunity to play a key role in the commercial success of a significant project, working alongside talented colleagues in a supportive, collaborative and inclusive environment.

About the Role

As a Quantity Surveyor, you'll help manage the commercial performance of the project, ensuring effective cost control, procurement and contract management throughout the construction lifecycle.

Working closely with operational teams, supply chain partners and stakeholders, you'll help maximise value, manage risk and support the successful delivery of high-quality residential developments.

What You'll Be Doing
  • Managing subcontract procurement, valuations and payments.
  • Preparing and maintaining accurate cost forecasts and commercial reports.
  • Monitoring project expenditure and identifying opportunities to maximise value.
  • Administering subcontract agreements and contractual obligations.
  • Managing change control processes and commercial risk.
  • Supporting the preparation and agreement of final accounts.
  • Building strong working relationships with project teams, clients and supply chain partners.
  • Ensuring compliance with company procedures and commercial governance requirements.
What We're Looking For

We're keen to hear from people who bring:

  • Experience as a Quantity Surveyor within residential construction, housing development or a similar sector.
  • Strong knowledge of cost management, procurement and contract administration.
  • Experience managing subcontractor accounts and valuations.
  • Excellent communication and relationship-building skills.
  • A collaborative approach, commercial awareness and a proactive mindset.
  • A degree in Quantity Surveying or a related discipline, or equivalent practical experience.
  • Membership of, or a desire to work towards, RICS or another relevant professional body.
