Job summary

Novus Property Solutions is seeking a Site Manager to lead planned refurbishment works across social housing. You’ll manage site teams, subcontractors and resources to deliver projects on time and within budget while ensuring safety and quality.

You’ll coordinate preconstruction information, manage risk assessments and push for strong client and tenant relationships across multiple sites within the Bristol area.

Qualifications

• Experience in Planned refurbishment works within social housing/tenanted properties.
• Ability to manage external works and delivery through to handover.
• Strong communication to build relationships with Client and Tenants.

Responsibilities

• Manage site teams, work activities and resources to meet contract needs.
• Select and form site personnel teams including Sub Contractors.
• Collate preconstruction information (packs, asbestos surveys).
• Ensure contract docs/reports are accurate and on time with Contracts Manager.
• Identify site hazards and implement risk assessments and controls.
• Ensure compliance with Legal, Health and Safety requirements.

Bristol office, Site based covering a 60 mile radius of Bristol and surrounding areas, Typically working Monday to Friday 39 hours per week

As Site Managers for Novus, you’ll get to see the impact and improvements your role delivers to your customers and team every day – taking your job satisfaction to whole new levels. This varied and challenging role offers you the opportunity to work with and manage a skilled professional trade team, in a secure environment with long-term contracts and the opportunity to grow and learn.

Along with utilising your Site Management skills in live Social Housing environments delivering planned external refurbishment works in the main with occasional internals, you’ll also be looking for ways to add real social value to the communities and customers you work with. Supported by your peers, team, and management to solve problems and trusted to make decisions to grow and develop relationships and revenue. The works will typically include full reroofing program, insulation, fascia's, soffits, rainwaters goods and scaffolding, delivered with a Sub Contractor model.

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors)
• Collate all preconstruction information (packs, asbestos surveys etc).
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will ideally have strong experience in Planned refurbishment Works, within Social Housing/tenanted properties and have a good working knowledge of external works, managing the delivery through to completion/ handover, including understanding complex documentation and evidence collating to tight deadlines. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, 3 day First Aid, as well as being confident with IT and proficient in MS Office.
