Job summary

Premises Recruitment Ltd is helping an established contractor recruit a Senior Site Manager/Project Manager for prime residential projects in the South East of England. You will lead on delivering high-specification homes with values from £5m to £15m, overseeing safety, programme and quality across site teams and subcontractors.

The role requires strong technical leadership, experience on luxury residential schemes, and proficiency with planning tools.

Qualifications

• Proven experience leading high‑value residential projects.
• Strong leadership and technical knowledge in prime residential construction.
• Commercial awareness with ability to manage programme and change.
• Proficient in project planning tools (Asta Powerproject / MS Project).
• Certifications including SMSTS and First Aid are desirable.

Responsibilities

• Lead day-to-day site operations, ensuring delivery to programme and quality standards.
• Manage site teams, subcontractors and specialist trades to drive performance.
• Oversee construction programmes, logistics, sequencing and resource planning.
• Maintain health and safety standards and quality control procedures.
• Monitor progress, manage variations and support commercial objectives.
• Build relationships with clients, consultants and stakeholders.

The Opportunity:

An exciting opportunity for an experienced Senior Site Manager and a Project Manager to join an established, highly regarded contractor delivering exceptional, high‑specification private residences across the South East. You'll take the lead on prestigious prime residential projects with contract values ranging between £5m and £15m, overseeing all aspects of site delivery from programme and quality through to health and safety, subcontractor management, and overall project performance. This is an ideal opportunity for a hands‑on, technically strong leader who takes pride in delivering complex, high‑quality homes to exceptional standards.

Key Responsibilities:

• Lead day-to-day site operations, ensuring projects are delivered safely, on programme and to the highest quality.
• Manage site teams, subcontractors, and specialist trades to drive performance and productivity.
• Oversee construction programmes, logistics, sequencing, and resource planning.
• Maintain rigorous health and safety standards and quality control procedures.
• Monitor progress, manage variations and support commercial objectives.
• Build strong relationships with clients, consultants, and project stakeholders.
• Proactively identify risks and resolve technical or construction challenges.

About You:

• Proven experience as a Senior Site Manager or Project Manager delivering high-value residential projects.
• Background in prime residential, bespoke homes or other high-specification construction.
• Strong technical knowledge and excellent leadership skills.
• Commercial awareness and experience managing programme and change.
• Proficiency in Asta Powerproject, Microsoft Project or similar.
• Relevant qualifications and certifications, including SMSTS and First Aid.
