Qualifications

• RICS-qualified with experience in property and/or asset management.
• Proven experience managing a property portfolio combining operational property management with commercial asset management.
• Strong understanding of property maintenance, compliance, leases, service charges and tenant management.
• Experience overseeing contractors, maintenance programmes and external property management providers.
• Commercially aware with understanding of rental income, expenditure control and asset performance.
• Excellent communication, negotiation and stakeholder management skills.
• Strong organisational, analytical and problem-solving abilities.
• Proactive hands-on approach with ability to manage day-to-day matters while identifying longer-term opportunities.

Responsibilities

• Oversee day-to-day management and operation of the property portfolio, ensuring assets are maintained to a high standard.
• Manage tenant and occupier relationships, responding to queries and maintaining high levels of service.
• Coordinate planned and reactive maintenance, liaising with contractors and external managing agents.
• Oversee property inspections and ensure issues are identified and acted upon.
• Monitor property compliance, including health and safety, insurance and legislation.
• Manage service charge budgets, expenditures and maintenance costs.
• Oversee lease-related matters, including rent reviews and renewals.
• Manage arrears, disputes and complex property matters to protect client interests.
• Maintain accurate records and management reports.
• Build relationships with tenants, contractors, consultants and stakeholders.
• Monitor financial and operational performance; develop asset management initiatives.
• Review rental income, occupancy, expenditure and lease events for improvements.
• Identify refurbishment and repositioning opportunities; assist budgeting and reporting.
• Conduct market research and rental analysis to support leasing strategies.
