Job summary

Fawkes & Reece in the South East is seeking an experienced Quantity Surveyor to lead commercial management on residential developments (200+ units). From pre-construction through final account, you will own cost planning, procurement, valuations, variations, and risk management.

The ideal candidate has 8–12 years in residential development or main contracting, strong knowledge of JCT contracts, and proven ability to manage multi-phase schemes with stakeholders across land, planning, technical

Qualifications

8–12 years experience in a residential developer or main contractor environment.
Strong track record on large-scale housing developments or multi-unit schemes.
Clear career progression from Assistant / Intermediate QS.
Solid knowledge of JCT forms of contract.
Experience managing groundworks, infrastructure, and housing packages.
Excellent commercial acumen and negotiation skills.

Responsibilities

Full commercial management of large residential schemes (200+ units).
Cost planning, feasibility input, and budget control from early stages.
Procurement and management of subcontractor packages (groundworks, infrastructure, housing).
Valuations, variations, and final accounts.
Cost reporting, forecasting, and risk management.
Value engineering and cost optimisation across developments.
