Responsibilities:
- Manage all cost-related items for the Build Project to minimize costs and maximize value for money, while maintaining quality standards.
- Prepare regional budgets, monitor costs throughout projects, including monthly valuations and material assessments.
- Analyze and monitor preliminary and maintenance expenditures.
- Prepare tender schedules, analyze tenders, and recommend preferred suppliers; source local suppliers, negotiate terms, and coordinate group buying options within the region.
- Day-to-Day Activities:
- Liaise with site agents to address problems such as material theft or shortages.
- Verify invoices against delivery tickets and orders, ensuring proper authorization procedures.
- Coordinate with Head Office to utilize national agreements and compare rates.
- Accurately prepare schedules in understandable formats for all stakeholders.
- Price sales extras and incentives, prepare tender documents for subcontractors and suppliers, and manage tender analysis.
- Negotiate with subcontractors and suppliers for orders and variations.
- Prepare interim valuations and payments, attend meetings, and ensure documentation is complete and authorized.
- Develop and monitor project budgets, perform cost-to-value reconciliations, and complete month-end valuations.
- Conduct bank valuations and site assessments, monitor maintenance costs, and assist in sales brochure reviews and year-end audits.
- Contribute to land appraisals, prepare costings for sales incentives, liaise with authorities and legal teams on sectional agreements, and oversee surveyors.
- Prepare final accounts with subcontractors and suppliers, coordinate with technical teams, and produce cost-to-complete exercises.
Knowledge & Skills:
- Experience in house building with a solid construction background.
- Proficient in IT, especially Windows and Excel.
- Excellent communication, negotiation, and interpersonal skills.
- Organized with good prioritization skills.
- Experience with pre-measurement and re-measurement of work packages.
- Familiarity with COINS accounting system.
