Job description

We’re looking for a driven and experienced Senior Quantity Surveyor to commercially lead a large-scale residential scheme of approximately 300 units, involving a mix of traditional build housing and some RC frame apartment blocks. You’ll be responsible for the full commercial management of the project, ensuring cost efficiency, contractual compliance, and financial control from pre-construction through to final account.

This is an ideal role for a Senior QS who is confident with traditional construction methods and has some exposure to RC frame works—keen to step up and take ownership of a major project.

Key Responsibilities

1. Full commercial oversight of the project from start to finish
2. Procurement and management of subcontract packages (both housing and RC frame)
3. Preparation of interim valuations, CVRs, and cost forecasts
4. Handle variations, change management, and risk analysis
5. Liaise closely with site teams, design teams, and client representatives
6. Ensure adherence to contract terms and manage contractual correspondence (JCT D&B)
7. Lead final account negotiations and close-out
8. Support and mentor junior commercial team members where required

What You’ll Bring

• Strong background in traditional build housing (masonry, pitched roofs, etc.)
• Exposure to RC frame structures – ideally on mixed-use or residential blocks
• Experience delivering multi-unit schemes, ideally 100+ units
• Main contracting experience is essential
• Solid understanding of JCT Design & Build contracts
• Commercially astute with strong negotiation and reporting skills
• Degree-qualified in Quantity Surveying or equivalent
• Confident managing multiple subcontractor packages and working in a fast-paced environment
