Job summary

Building Careers UK is seeking a Senior Quantity Surveyor / Project Manager for residential Design & Build schemes in Manchester. You will take a senior role delivering commercial and operational performance across major projects, from pre-construction through final account.

You will manage budgets, procurement, valuations, and subcontractor accounts, while leading project teams and maintaining client relationships.

Qualifications

  • Strong experience within residential construction.
  • Experience on projects valued between £5m and £100m.
  • Strong Quantity Surveying and commercial management experience.
  • Previous Project Management experience would be highly advantageous.
  • Excellent understanding of construction contracts and project delivery.
  • Strong experience with CVRs, forecasting, procurement, valuations, and final accounts.
  • Excellent commercial awareness and negotiation skills.
  • Strong leadership and stakeholder management capabilities.
  • Ability to manage multiple project priorities effectively.
  • Relevant Quantity Surveying, Construction Management, or equivalent qualification.

Responsibilities

  • Taking responsibility for the commercial and operational performance of residential projects.
  • Managing projects from pre-construction through to completion and final account.
  • Managing project budgets, forecasts, CVRs, cash flow, and cost control.
  • Leading subcontract procurement and managing subcontractor accounts.
  • Managing valuations, applications for payment, variations, and final accounts.
  • Monitoring project programmes, costs, quality, and delivery.
  • Working closely with site teams and senior management to drive project performance.
  • Managing client, consultant, subcontractor, and supplier relationships.
  • Identifying commercial risks and opportunities throughout the project lifecycle.
  • Reviewing contracts, drawings, specifications, and project documentation.
  • Providing regular commercial and project performance reports to senior management.
  • Supporting the development of junior commercial and project team members.

About the Company

Our client is an established and growing residential construction contractor specialising in high-quality Design & Build developments. The business delivers major residential schemes and has built a strong reputation for quality project delivery, commercial management, and long-term client relationships.

With an expanding portfolio of projects ranging from £5m to £100m, they are now looking to appoint an experienced Senior Quantity Surveyor / Project Manager to take responsibility for the commercial and operational delivery of major residential schemes.

The Role

As Senior Quantity Surveyor / Project Manager, you will take a senior role in the successful delivery of residential Design & Build projects, combining strong commercial management with project leadership.

Key responsibilities will include:

Taking responsibility for the commercial and operational performance of residential projects

Managing projects from pre-construction through to completion and final account

Managing project budgets, forecasts, CVRs, cash flow, and cost control

Leading subcontract procurement and managing subcontractor accounts

Managing valuations, applications for payment, variations, and final accounts

Monitoring project programmes, costs, quality, and delivery

Working closely with site teams and senior management to drive project performance

The Ideal Candidate

The successful Senior QS / Project Manager will have:

Strong experience within residential construction

Experience working on projects valued between £5m and £100m

Strong Quantity Surveying and commercial management experience

Previous Project Management experience would be highly advantageous

Excellent understanding of construction contracts and project delivery

Strong experience with CVRs, forecasting, procurement, valuations, and final accounts

Excellent commercial awareness and negotiation skills

Strong leadership and stakeholder management capabilities

Ability to manage multiple project priorities effectively

Relevant Quantity Surveying, Construction Management, or equivalent qualification
