There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Scotland East Division, located in Livingston, is seeking a Senior Quantity Surveyor to join the Commercial department.

The Role

This Senior Quantity Surveyor role involves managing the commercial aspects of each development, including cost management, budget control, and valuations. Typically, assigned sites are complex, due to construction type, pace, or multi-phase/shared infrastructure projects.

The Senior Quantity Surveyor reports to the Managing Surveyor.

Principal Responsibilities
  1. Produce draft and start budgets for each site.
  2. Generate quarterly valuations and complete material cost exercises.
  3. Manage sub-contract payments and final accounts, ensuring approval signatures.
  4. Prepare sub-contract orders with proper authorization and documentation.
  5. Conduct on-site measurements and assess payments.
  6. Participate in meetings with stakeholders, including pre-order, valuation, and project review meetings.
  7. Manage on-site sub-contract orders and contractor meetings.
  8. Maintain trade specifications.
  9. Price customer extras and liaise with sales.
  10. Manage the Professional Fees Budget.
  11. Assist with material procurement and land appraisals as needed.
Experience, Qualifications, and Skills
  • Experience as a Quantity Surveyor or similar within residential house building.
  • Knowledge of cost control systems and valuation reporting.
  • Experience with Housing Association contracts is advantageous.
Qualifications and Training
  • HND/HNC in Building Studies.
  • GCSE Grade C/4+ in English and Maths.
  • Current CSCS card or equivalent (desirable).
  • RICS membership (desirable).
  • BSc in Quantity Surveying (desirable).
