O’Neill and Brennan is seeking a Senior Quantity Surveyor to take the commercial lead on a £70m UK project in London. The role offers ownership from pre-construction through to completion and requires strong experience with PCSA, two-stage tendering, and major subcontract management.

The successful candidate will work closely with the Project Director, client, and wider commercial team to ensure robust financial delivery.

Qualifications

• Proven experience as Senior Quantity Surveyor or Commercial Lead within a Tier 1 or large Tier 2 main contracting environment.
• Experience taking full commercial responsibility for significant projects from pre-construction through to completion.
• Strong experience with JCT forms of contract and procurement methods.
• Experience leading PCSA and two-stage tenders is advantageous.
• Experience managing major subcontract packages and maintaining robust commercial reporting.

Responsibilities

• Take full commercial responsibility for a £70m commercial cut & carve project from pre-construction through to completion.
• Act as the commercial lead, collaborating with the Project Director, project team, client and senior management.
• Lead the commercial process through PCSA, two-stage tendering and into delivery.
• Manage procurement and commercial management of major subcontract packages from tender through final account.
• Prepare subcontract enquiries, tender analyses, negotiations and award recommendations.
• Oversee subcontractor payments, valuations, variations, changes and final accounts.
• Monitor project costs, forecast expenditure and provide accurate commercial reporting.
• Identify commercial risks and opportunities and implement cost control measures.
• Work with design, construction and client teams to resolve issues and support delivery.
• Manage the commercial relationship with client, consultants and key subcontractors.

Senior Quantity Surveyor – £70m Commercial Cut & Carve – West End

Salary/Package: £95,000 + Travel + Medical + Pension + Discretionary Bonus

O’Neill and Brennan are currently working with one of the UK's leading Tier 1 main contractors who are looking to appoint an experienced Senior Quantity Surveyor to take the commercial lead on a £70m commercial cut & carve project on Tottenham Court Road.

The successful candidate will take full commercial responsibility for the scheme from pre-construction through to completion, working closely with the project team, client and wider commercial function to ensure the successful financial delivery of the project.

This is an excellent opportunity for a Senior Quantity Surveyor who is looking for genuine ownership of a major and technically interesting London scheme. You will have the opportunity to lead the commercial function on the project from the early pre-construction stages, including PCSA and two-stage procurement, through to completion.

The position also offers the opportunity to join a major Tier 1 contractor with an excellent reputation across the UK. Requirements:

• Proven experience working as a Senior Quantity Surveyor or Commercial Lead within a Tier 1 or large Tier 2 main contracting environment
• Experience taking full commercial responsibility for significant projects from pre-construction through to completion
• Strong experience with JCT forms of contract
• Previous experience with PCSA and two-stage tendering would be highly advantageous
• Experience working on commercial cut & carve projects would be advantageous, although this is not essential
• Experience commercially managing significant projects and major subcontract packages
• Strong commercial awareness with excellent negotiation and communication skills
• Ability to take ownership of a project while working effectively with the wider project and commercial teams
• Experience working on projects of significant scale and complexity
