Job summary

STRABAG UK is seeking a Senior Quantity Surveyor to lead all commercial and contractual aspects on a major Edinburgh project and nationwide.

You will manage cost control, risk, procurement, and final accounts while supporting STRABAG UK's commitment to quality and sustainability. The role requires strong leadership, excellent communication, and expertise in JCT/NEC contract frameworks.

Qualifications

• Experience with a Design and Build Building Contractor.
• Degree qualification with A levels & HNC (construction related).
• RICS/ICES registration and working towards Chartership.
• Strong knowledge of contracts, especially JCT forms and standard methods of measurement.
• Proficient in Microsoft Office and strong presentation/negotiation skills.

Responsibilities

• Manage all commercial and contractual aspects from pre-construction to final account.
• Ensure robust cost control, risk management and commercial performance.
• Enforce governance and procedures within the site team.
• Lead onboarding and development of junior staff.
• Prepare internal and client cost reports and project reviews.
• Oversee valuations, payments, sub-contractor procurement and final accounts.
• Coordinate with Design Manager/Project Manager on cost implications and VE.

STRABAG UK are seeking an experienced and commercially astute Senior Quantity Surveyor to join our Buildings Division to support the successful delivery of a major construction project in Edinburgh and throughout the UK.

• Experienceworking with a Design and Build Building Contractor
• Degreequalified, A levels &HNC (construction related)
• Registeredwith RICS / ICES and working towards Chartership
• Strongknowledge of construction contracts, particularly JCT forms.

About the Role:

The Senior Quantity Surveyor will be responsible for managing all commercial and contractual aspects of construction projects from pre-construction through to final account. Working closely with project teams, subcontractors, and clients, the successful candidate will ensure robust cost control, risk management, and commercial performance while supporting STRABAG UK's commitment to quality, sustainability, and operational excellence.

Requirements:

• Encourage and develop a culture of commercial awareness within the team.
• Ensure the site team adheres to group procedures and governance.
• Manage the successful onboarding of new junior staff members.
• Manage the development of personal plans, establishment of objectives/targets for all direct reports.
• Identify necessary and appropriate training needs for direct reports.
• Development, motivation & performance management of junior staff and provide coaching and mentoring where appropriate.
• Delegation of appropriate work to junior staff, whilst maintaining accountability.
• Participate in the Project Kick Off meeting and input into and directly influence the production and maintenance of the Project Execution Plan.
• Preparation of internal commercial reporting, influence and contribute to monthly projects reviews and any other reports which may be required.
• Preparation of Valuations/Application for payment with full supporting documentation in accordance with the contract.
• Preparation and execution of all sub-contract procurement including tender analysis and presentation of recommendation / sign off pack (per trade)
• Preparation of Cost Reports to the Client with contractually compliant supporting documentation.
• Preparation and management of subcontract and material procurement schedules.
• Prepare and issue Sub-Contract and Consultant Appointments in line with the requirements of the programme and procurement schedule.
• Liaise with the Design Manager and Project Manager in relation to design aspects of the project and provide advice regarding cost impacts and value engineering.
• Administration of subcontractor/supplier accounts from the preparation of detailed requisitions, monitoring and authorisation of subcontract payments through to agreement of final accounts.
• Undertake the contract administration (JCT / JCT D&B / NEC 3), including change management, the issue of contractual notices and communication in accordance with the contract and maintain associated registers.
• Identifying commercial risks, opportunities, value engineering and change.
• Manage cost control / cost mitigation and regularly challenge financial accounting of project.
• Ensure the correct site records are maintained.
• Implement a WBS structure to satisfy the Client & Contract requirements.
• Ensure regular risk and opportunity workshops take place within the project team and influence and input into a real time Risk and Opportunity Schedule including specific mitigation strategies.
• Preparation, negotiation and agreement of change events, extension of time claims, final accounts etc.
• Measurement of quantities in accordance with the standard methods of measurement as required.
• Ensure appropriate Client Management is initiated and maintained.
• Identify and advise on insurance related issues, including the prompt notification of potential claims and ensuring all insurance related contractual requirements of the project are implemented and managed.
• Maximising of cash position, including WIP control, cash flow production & improvement plans.
• Ensure the out-turn cost and value on the project is monitored and managed in real time and ensure a detailed forecast is maintained and reported on a monthly basis.
• Input into the production of the margin improvement plan on the project and manage and maintain in real time.
• Ensure the timely procurement of PCG, bonds and warranties as required by the contract.
• Manage Sub-Contractor and Supplier disputes.
• Input and assist in the management of Client disputes.
• Assist in work winning duties as required, including technical writing for PQQ responses.
• Undertake any other work as required of you byyour line manager
