Job summary

Cobalt Consulting (UK) Ltd in North London is seeking a Senior Property Manager to oversee a varied portfolio of residential developments, including high-rise buildings, with autonomy over delivery. You will manage budgets, service charges, major works, AGMs, and stakeholder relationships, while guiding junior colleagues and ensuring compliance with health and safety and building safety standards.

Qualifications

• Strong technical understanding of residential block management.
• Experience with high-rise developments and building safety.
• Knowledge of service charge budgets, Section 20 consultations and major works.
• Good understanding of health and safety and compliance.
• Experience chairing AGMs and stakeholder meetings.
• Strong financial budgeting and portfolio management skills.
• Clear communication and stakeholder management abilities.
• TPI qualification preferred or strong industry experience.

Responsibilities

• Manage a portfolio of residential developments, overseeing maintenance and day-to-day property matters.
• Prepare and manage service charge budgets and forecast costs.
• Manage Section 20 consultations and major works projects per legislation.
• Organise and chair AGMs and stakeholder meetings.
• Build and maintain relationships with leaseholders, clients, contractors.
• Oversee health and safety requirements and fire safety actions.
• Carry out site visits and progress actions within timescales.
• Monitor portfolio performance and identify service improvements.
• Provide guidance to junior colleagues and develop PM knowledge.
• Maintain accurate records and deliver portfolio objectives on time.
