Role Overview

The Senior Property Manager will be responsible for managing a diverse portfolio of residential and mixed‑use properties while leading client relations, compliance, and operational excellence. This role combines hands‑on management with strategic oversight and team leadership.

Key Responsibilities

• Portfolio Management
  • Oversee daily operations across a portfolio of residential, commercial and student accommodation properties.
  • Ensure all sites meet compliance standards, including health & safety, fire safety and environmental regulations.
  • Conduct regular property inspections, manage maintenance works and coordinate with contractors and suppliers.
• Client Relations
  • Act as the primary point of contact for landlords, tenants and clients, maintaining strong and transparent communication.
  • Resolve tenant issues efficiently and professionally while upholding company values and service standards.
  • Manage tenancy renewals, rent reviews and lease compliance.
• Financial & Administrative Oversight
  • Oversee rent collection, arrears management and service charge budgets.
  • Prepare and monitor property budgets, forecasts and financial reports.
  • Approve invoices and support finance teams with reconciliation and audits.
• Leadership & Team Development
  • Mentor and support junior property managers and administrative staff.
  • Oversee training, performance and professional development initiatives.
  • Collaborate cross‑functionally with sales, marketing and technology teams to improve client experience.
• Process Improvement & Technology Adoption
  • Champion the use of Haventria’s PropTech platform for efficient property and community management.
  • Identify opportunities to streamline operations and enhance service delivery through digital tools.

Requirements

• Minimum 5+ years’ experience in property or block management (residential or mixed‑use).
• Sound understanding of UK property legislation, leasehold management and health & safety compliance.
• Experience in managing teams and multiple client accounts.
• Excellent communication, negotiation and problem‑solving skills.
• Strong organisational and time management abilities.
• Proficient in property management software (knowledge of PropTech platforms a plus).
• Membership of ARLA, RICS or IRPM (preferred but not mandatory).
