Job Title: Senior Property Manager

Location: Bury St Edmunds

Salary: £31,000 OTE inclusive of commission

Hours: Monday to Friday 9am to 5:30pm

Job Summary and Key Responsibilities:

Reporting to the Team Manager/Head of Centre, Leaders is seeking a Senior Property Manager to join our dedicated and dynamic team based in Bury St Edmunds. You will need experience previously working as a Property Manager/Senior Property Manager, and customer service to be successful. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for our tenants and landlords, assisting them with inquiries, booking appointments, and ensuring a smooth process throughout the tenancy from beginning to end.

Key Responsibilities:

1. Overseeing department to ensure professional and courteous service is received by Landlords and Tenants and identifying opportunities to enhance service levels.
2. Discuss with the Head of Centre and assume responsibility for staff interviews, local inductions, local training, appraisals, coaching, and development.
3. Hold occasional team meetings.
4. Attend branch meetings as required and advise branch managers of any matters requiring their attention.
5. Responding promptly and effectively to internal and external complaints.
6. Managing the tenancies of a group of properties from the commencement of each tenancy until the property is returned to the owner, specifically checking and adhering to landlords’ management instructions; issuing instructions for management inspections and reporting to landlords following inspections; issuing instructions for safety inspections including gas safety checks.
7. Organising for remedial works to be completed on a timely basis.
8. Advising landlords/managing agents of want of repairs.
9. Obtaining estimates, issuing works orders, paying invoices.
10. Dealing promptly with correspondence, telephone calls, and personal visits from landlords and tenants.
11. Receiving End of Tenancy Reports, advising landlords and tenants of charges on tenants’ deposit for cleaning, repairs, or replacements via the Depositary.
12. Finalising the release of the security deposit on the relevant parties in line with the scheme rules in which it is held.
13. Ensuring that the diary is kept up-to-date to monitor outstanding matters.
14. Reporting any complaint or legal letter/notice to the Branch Manager, appropriate Area Manager, and the Lettings Director immediately upon receipt.
15. Liaising closely with letting offices and client account departments.
16. Responding immediately to any lack of security or essential services, or any danger to tenants or the public associated with landlords’ property.
17. Assisting with customer complaints and investigations if required.
18. Ensuring that appropriate charges are made for all services rendered.
19. Serving appropriate notices, where the landlord or tenant wishes to end a tenancy.
20. Dealing with landlord statement queries.
21. Negotiating with extensions and renewals.
22. Achieving and maintaining relevant industry qualifications.
