Job summary

Assistance Dogs in London seeks a Planned Maintenance Surveyor to join a small team overseeing planned maintenance across rental and Community Living properties. You will specify and deliver high quality works, manage contractors and external consultants, and ensure value for money and regulatory compliance with Decent Homes, EPC/C energy efficiency, and net zero targets.

Qualifications

• Strong technical knowledge of residential maintenance, construction works and asset management.
• Understanding of construction contracts and roles within such contracts.
• Experience delivering excellent customer service within occupied housing.
• Experience inspecting works and ensuring defects are remedied.
• Knowledge to write reports and develop schedules of works.
• Experience of budget management.
• IT literate with Microsoft products, data management and database systems.
• Good understanding of Health and Safety and compliance regulations including HHSRS.

Responsibilities

• Provide technical and contract management for maintenance and refurbishment projects.
• Contribute towards development, design and delivery of forward works programme for the Board's rental planned maintenance programme through surveys and other tasks.
• Support delivery of Community Living schemes' planned maintenance programme, liaising with the Community Living manager and team; develop specifications and assist procurement of external consultants.
• Work with residents, contractors, consultants and housing staff to support residents through project stages; identify and support residents who may require additional facilities or temporary rehousing.
• liaise with principal designer and other staff to ensure pre-construction information is available (asbestos registers).
• Ensure planning, building control and party wall consents are in place.
• Undertake site visits to verify specifications, quality of works and perform QA checks; ensure invoiced works match.
• Work with Quality Assurance Officer to capture customer satisfaction surveys and relevant data.
• On completion of works update component records on housing management system and provide compliance certificates.
• Provide forecast expenditure reports and monitor budgets; report to team leader.
• Ensure safeguarding policies and training are followed; participate in relevant training.
• Provide customer-focused complaint resolution for the works programme.
• If external funding is used, comply with grant stream requirements.
