Job Summary
As part of our continued growth, GRAHAM is seeking a Senior MEP / Building Services Quantity Surveyor to lead the commercial delivery of the Belfast Children’s Hospital project. This is a high-profile, technically complex healthcare development where your expertise in mechanical and electrical packages will be critical to success.
You’ll work closely with project, design, and procurement teams to ensure best value, commercial compliance, and seamless integration of all MEP elements. This is a unique opportunity to shape a flagship project and make a lasting impact on the built environment in Northern Ireland.
Key Responsibilities
Lead the commercial management of MEP packages from procurement through to final account.
Collaborate with design teams, subcontractors, and suppliers to define scope and secure commercial alignment.
Oversee monthly CVRs, forecasting, and cash flow reporting.
Drive value engineering, cost analysis, and risk mitigation strategies.
Prepare and review tender documentation in line with contract and project requirements.
Negotiate and manage subcontractor agreements, variations, and payment terms.
Attend project meetings and coordinate with site and procurement teams to ensure successful delivery.
Ensure full compliance with company procedures, statutory regulations, and contractual obligations.
Mentor junior team members and contribute to a culture of excellence and continuous improvement.
Essential Criteria
Significant experience as a Quantity Surveyor on MEP or building services projects, ideally within a main contractor environment
In-depth knowledge of MEP systems, construction methodologies, and commercial best practices
Strong analytical, negotiation, and stakeholder management skills
Proven ability to manage multiple complex packages and prioritise effectively
Proficient in MS Office (especially Excel) and commercial software tools
Excellent communication skills and experience in subcontractor engagement
Familiarity with NEC or JCT contracts
Degree in Quantity Surveying, Building Services Engineering, or a related discipline
Desirable Criteria
Experience on healthcare or large-scale public sector projects
Chartered or working towards RICS / CIOB / CICES membership
Understanding of BIM and digital construction tools
Knowledge of sustainable MEP practices and low-carbon technologies
