Job summary

Untypical Limited, based in Bedford, is seeking a Senior Estimator to join the Eastern Regional Commercial team. You will prepare whole development budgets, cost plans and cashflows from pre-land to handover, ensuring robust estimates and value engineering to support land and planning opportunities.

Ideal candidates hold a BSc (Hons) in Quantity Surveying (or equivalent), with MRICS and CSCS, and have experience with CostX and Coins, Bluebeam, and tender documentation, delivering accurate,

Qualifications

• BSc (Hons) in Quantity Surveying preferred or HND in Building Studies or equivalent experience.
• Professional qualification preferred: MRICS.
• CSCS card is desirable.
• Experience with CostX and Coins would be beneficial.
• Advanced use of computerised estimating/measurement system (e.g. Bluebeam).
• Experience with tender documentation (correspondence, drawings, specifications).
• Knowledge of building process, construction techniques and regulations.

Responsibilities

• Deliver detailed financial appraisals for land bids and cost analysis for new sites.
• Take-off quantities, procure competitive quotations, and produce finalisation documents.
• Update build cost budgets quarterly and at milestones (planning, start on site).
• Maintain standard cost allowances and work with commercial team on cost assumptions.
• Interpret drawings and tender documentation to understand requirements.
• Incorporate sub-contractor prices into estimates.
• Develop and maintain market awareness on materials and sub-contractor prices.
• Visit sites to assess constraints affecting pricing strategy.
