Job summary

Service Care Solutions is seeking a Senior Estates Operations Manager to oversee operational estates services across multiple NHS sites in the West Midlands. The role focuses on safety, statutory compliance, and efficient facilities management.

Qualifications

• Significant experience leading estates or facilities across large or multi-site environments.
• Experience managing multidisciplinary teams in Estates/Facilities.
• Strong understanding of HTMs, HBNs, ACoPs, HSE guidance and related legislation.
• Experience budget ownership and contractor management.
• Authorised Person training in at least one technical discipline (e.g., water, electrical, ventilation).
• Degree-level qualification in Engineering or related field.

• Oversee planned preventative maintenance and reactive maintenance programmes.

• Produce operational performance reports and support estates planning and governance.

Senior Estates Operations Manager

Location:West Midlands(NHS / Healthcare)

Salary: Competitive - dependent on experience

Hours: 37.5 hours per week

Service Care Solutions are currently recruiting for a Senior Estates Operations Manager to join a large public-sector organisation within the healthcare sector.

This is a senior management opportunity for an experienced Estates and Facilities professional to oversee operational estates services across multiple sites, ensuring buildings, engineering systems and infrastructure are maintained safely, efficiently and in line with statutory compliance requirements.

The successful candidate will provide leadership to multidisciplinary estates teams, oversee planned and reactive maintenance programmes and support the continuous improvement of estates operations.

Key Responsibilities

• Provide senior operational leadership across designated estates and facilities sites.
• Manage and develop multidisciplinary teams, including Estates Managers, supervisors, engineering staff and contractors.
• Oversee planned preventative maintenance and reactive maintenance programmes.
• Ensure compliance with statutory legislation, NHS Health Technical Memoranda (HTMs), Health Building Notes (HBNs), ACoPs and HSE guidance.
• Act as an Authorised Person / Responsible Person within relevant technical disciplines.
• Manage delegated budgets, maintenance contracts and contractor performance, ensuring value for money.
• Oversee building infrastructure, engineering systems, health and safety and operational risk management.
• Lead incident investigations, implement corrective actions and maintain appropriate risk registers.
• Produce operational performance reports and contribute to estates planning and governance.
• Identify opportunities to improve service delivery, operational efficiency and standardisation across sites.
• Support workforce development, succession planning and continuous professional development.

Essential Requirements

• Significant experience managing operational estates or facilities services across large or complex sites.
• Experience leading multidisciplinary teams within an engineering, estates or facilities environment.
• Strong understanding of statutory estates compliance, including HTMs, ACoPs, HSE guidance and relevant legislation.
• Experience managing planned and reactive maintenance services, budgets and contractors.
• Authorised Person / Responsible Person training in at least one technical discipline, such as water safety, electrical safety, medical gases or ventilation.
• Degree-level qualification in Engineering, Building Services, Estates Management or equivalent senior operational experience.
• Strong leadership, communication, problem-solving and operational management skills.
• Competent using CAFM systems and digital estates management tools.
• Previous experience within an acute NHS Trust or large public-sector organisation would be highly advantageous.

Additional Information

• 37.5 hours per week.
• Multi-site responsibilities, with travel required between Trust locations.
• Participation in the Estates on-call rota.
• NHS Band 8b (subject to AfC evaluation).
