Job summary

Stonewater is seeking a Senior Development Manager to lead the delivery of affordable housing across the West region from acquisition through to completion. This home-based role covers Herefordshire, Worcestershire, Warwickshire and Gloucestershire, with strong cross‑functional leadership within the Development Team.

You will manage complex schemes, build relationships with local authorities and partners, lead planning and Section 106 negotiations, and coach Development Managers and Project

Qualifications

• Significant experience delivering housing development projects from acquisition to completion.
• Strong knowledge of affordable housing delivery, planning processes, Homes England requirements and construction practices.
• Excellent project and stakeholder management skills.
• Experience leading and developing high-performing teams.
• Strong commercial awareness and financial management capability.

Responsibilities

• Lead delivery of a programme of affordable housing developments from pre-contract stage through to completion.
• Manage complex and large-scale development projects through design, procurement and construction phases.
• Build and maintain relationships with local authorities, developers, landowners, consultants, contractors and other key stakeholders.
• Support the identification, appraisal and acquisition of new development sites.
• Lead planning applications submissions and Section 106 negotiations.
• Provide leadership, coaching and support to Development Managers and Project Officers.
• Manage budgets, forecasts, cashflows and financial performance across your development portfolio.
• Ensure accurate reporting, compliance and programme data management.
• Work collaboratively with internal teams to ensure successful handover of completed homes for sale or lettings.
• Deputise for Head of Development during periods of high demand.
