This Bristol-based role is an Operations Manager position within a property services contractor serving the social housing sector. You will take overall responsibility for the operational and commercial performance of a portfolio of contracts, leading Contract Managers and frontline teams to deliver on time, safely and profitably.

You will manage budgets, margins and service standards, maintain strong client relationships and drive continuous improvement across multiple workstreams and locations.

Salary: £70,000 + £6,000 car allowance + package

Operations Manager - The Company

An excellent opportunity to join a well-established and growing property services contractor delivering long-term maintenance and improvement programmes across the social housing sector.

The business works in partnership with housing associations and public-sector clients, delivering responsive repairs, voids, planned maintenance and wider property improvement programmes.

This is a senior appointment within the business, offering significant responsibility for the performance of multiple contracts and operational teams, with direct involvement in client relationships, commercial performance and future growth.

Operations Manager - The Role

Reporting to the Operations Director, you will take overall responsibility for the operational, commercial and contractual performance of a portfolio of contracts within your region.

You will provide leadership to Contract Managers, Supervisors and operational teams, ensuring contracts are delivered safely, efficiently and profitably while maintaining excellent client relationships and service standards.

Key responsibilities will include:

• Overall operational management of multiple contracts and workstreams
• Leadership and development of Contract Managers, Supervisors and operational teams
• Responsibility for contract budgets, profitability and margin performance
• Monitoring KPIs, productivity, service standards and overall contract performance
• Building strong relationships with housing association and public-sector clients
• Driving continuous improvement and identifying opportunities to improve efficiency
• Supporting contract retention, growth and new business opportunities
• Involvement in tenders, client presentations and mobilisation of new contracts
• Ensuring compliance with health & safety, quality and contractual requirements
• Workforce planning, performance management and development of operational teams
• Producing and reviewing monthly contract performance information
• Identifying operational and commercial risks and implementing appropriate solutions

The position combines operational leadership with genuine commercial accountability; the successful candidate will be expected to understand the numbers behind their contracts rather than operating purely from a service-delivery perspective.

Operations Manager - The Person

We are looking for an experienced operational leader with a strong background in social housing, property services, repairs and maintenance, planned works or a closely related contracting environment.

You will ideally have:

• Previous experience at Operations Manager, Senior Contracts Manager or similar level
• Strong knowledge of responsive repairs, voids and planned maintenance
• Experience managing multiple contracts, workstreams or geographical areas
• Strong commercial awareness including budgets, margins and contract profitability
• Proven experience leading and developing sizeable operational teams
• Excellent client and stakeholder management skills
• A track record of managing KPIs and improving operational performance
• At least five years' relevant industry experience
• Full UK driving licence
