Job summary

Southern Housing invites applications for a Project Manager - Capital Works to lead major capital investment programmes across housing stock in the South East. You will manage Decent Homes and other major works from inception to completion, ensuring compliance with building regulations, health & safety, budgets and timely delivery.

You will oversee contractor performance, engage with residents and internal teams, and manage documentation, financial controls, and leaseholder coordination.

Qualifications

• Significant experience managing Decent Homes, capital works or major works in housing/construction.
• Strong contract management, knowledge of building regulations, health & safety, and budgets; familiarity with JCT/TAC/TPC.
• Excellent communication with residents, contractors and colleagues at all levels.
• Proven ability to manage multiple projects, deadlines, budgets and priorities with accuracy.

Responsibilities

• Manage Decent Homes and major works from inception to completion, ensuring compliance with statutory, regulatory and health & safety requirements.
• Oversee contractor performance, budgets, programmes, cashflows and KPIs to ensure value for money and successful delivery.
• Undertake property surveys, technical inspections, defect analysis and prepare detailed specifications and schedules of work.
• Build strong relationships with residents, contractors and internal teams to maintain excellent customer service and resolve issues.
• Manage project documentation, financial controls, Section 20, leaseholder coordination and handover processes across project lifecycles.
