Conrad Consulting Ltd. is seeking a Senior Building Surveyor with a strong specialism in Dilapidations to join a busy, multidisciplinary consultancy.

You will handle professional Building Surveying work across sectors, with a focus on dilapidations and lease liabilities. Ideal candidates hold a relevant degree (RICS accredited) and have extensive experience in dilapidations, lease obligations, and client-facing delivery; you will prepare schedules, advise on remedies, negotiate settlements, and

Qualifications

• Relevant degree with RICS accreditation is preferred.
• Strong professional Building Surveying experience with a focus on dilapidations.
• Excellent knowledge of lease obligations and landlord/tenant matters.

Responsabilités

• Prepare Schedules of Dilapidations, including costing.
• Prepare Schedules of Tenants' Lease Liabilities.
• Advise on lease obligations and break options.
• Provide strategic negotiation advice on timing and options.
• Advise on whether to undertake remedial works or pursue a financial settlement.
• Negotiate settlement claims with landlords and tenants.
• Advise on procurement and, where required, manage remedial works.
• Provide advice on Section 18 valuations under the Landlord and Tenant Act 1927.
• Involve in wider professional Building Surveying work: Commercial surveys, Vendor surveys, Defect analysis, PPM surveys, CAPEX schedules.
