Job summary

Salter Grange Limited is recruiting a Senior Building Services Manager for a major secure-sector project in the North West. This role owns MEP delivery from design through handover, setting the strategy and leading the services team in a live, regulated environment.

The post requires EL1 or SC clearance, a Building Services Engineering degree or equivalent, and formal memberships such as CIBSE. Experience with Tier-1 contractors and CSCS/SMSTS is essential.

Senior Building Services Manager

Salter Grange is recruiting a Senior Building Services Manager for a leading Tier-1 Main Contractor. This is an immediate start on a major secure-sector project in the North West.

As Senior Building Services Manager, you'll own building services delivery from design through to handover on a complex, highly regulated project in a live operational environment. You'll set the MEP strategy, lead the services team and specialist supply chain, and be the main technical contact for the client and design team.

The Senior Building Services Manager will be fully dedicated to this project, splitting their time roughly 50/50 between site and the Head Office.

Senior Building Services Manager Responsibilities:

• Take overall responsibility for Mechanical, Electrical and Public Health delivery, from design development and procurement through installation, commissioning, handover and aftercare.
• Lead, mentor and develop the MEP delivery team, including Building Services Managers and Engineers, and set clear standards for safety, quality and performance.
• Act as the senior MEP contact for the client, consultants, end users and security stakeholders, building trusted relationships at every level.
• Lead design management and technical coordination, including MEP design reviews, buildability, value engineering and integration with architectural and structural packages.
• Work with the commercial team on MEP package procurement, subcontractor selection, change management and cost control.
• Set and lead the commissioning, testing and handover strategy, including Soft Landings, O&M information, training and operational readiness.
• Plan and manage MEP works within a live, secure operational environment, keeping disruption to a minimum and following all security and access protocols.
• Make sure all MEP works meet specifications, Building Regulations, the Building Safety Act, health and safety law and project standards.
• Report MEP progress, risks and performance to the Project Director and senior leadership.

Senior Building Services Manager Requirements:

• Extensive experience as a Senior Building Services Manager or equivalent on large, complex projects with a Tier-1 Main Contractor.
• A proven track record of leading MEP delivery from design to handover, including leading teams and managing major specialist subcontractors.
• Strong design management, technical and commercial awareness, with the confidence to influence clients and senior stakeholders.
• Current EL1 or SC security clearance is essential.
• Experience in secure, government, defence, justice or other highly regulated sectors is highly desirable.
• Experience delivering within a live operational environment is highly beneficial.
• HNC/HND or degree in Building Services Engineering or a related discipline. CIBSE or equivalent professional membership is desirable.
• SMSTS and the relevant CSCS card.
