Job summary

The Arch Company is seeking an ambitious Senior Asset Manager to lead the asset strategy for a substantial Northern portfolio, including Manchester, Leeds, Sheffield and Newcastle.

You will own portfolio performance across circa 1,000 properties, using data, market insight and commercial judgement to drive value, coordinate with Leasing, Estate Management, Finance and Development, and deliver strategic asset initiatives across the North of England.

Description

Role Purpose

We are looking for an ambitious and commercially focused Senior Asset Manager to join our Asset Management team and take ownership of a significant portfolio of commercial properties in Manchester and across the North of England.

Comprising approximately 1,000 properties, the Northern portfolio includes a diverse range of assets and offers exceptional opportunities to drive income growth, unlock value and deliver strategic asset initiatives. Manchester sits at the heart of the portfolio, complemented by substantial holdings in Leeds, Sheffield and Newcastle, and other key locations across the region.

You will be responsible developing and delivering the asset strategy for the Northern portfolio, identifying opportunities to unlock potential, enhance value and improve performance. Using data, market knowledge and commercial judgement, you will help determine where investment is deployed and how opportunities are realised. Working closely with colleagues across Asset Management, Leasing, Estate Management, Finance and Development, you will lead a wide range of initiatives and play a central role in driving the success of the portfolio.

The successful candidate will have a proven track record of creating value within commercial property portfolios, have strong commercial instincts and the ability to turn ideas into results. This is a role for someone who enjoys being busy, spotting opportunities, solving problems and delivering change. Alongside leading strategic asset management projects, you will help improve portfolio efficiency, support investment activity and ensure the estate continues to perform at its full potential.

Key Accountabilities

• Develop and implement short, medium and long-term asset management strategies across the Northern portfolio.
• Take ownership of portfolio performance, using data, market intelligence and commercial judgement to identify opportunities, manage risks and drive decision making and results.
• Identify and deliver value-enhancing opportunities, including customer retention initiatives, repositioning projects and development opportunities.
• Act as the asset management lead on capex and redevelopment opportunities, defining requirements, shaping project scope and ensuring investments support agreed asset strategies.
• Take ownership of the property lifecycle, ensuring vacant properties are brought back to market efficiently and opportunities are maximised.
• Lead negotiations on asset management matters including lease regears, transfers and premiums.
• Work closely with Leasing, Estate Management, Finance and Professional Services to ensure asset strategies are translated into clear actions.
• Provide input into acquisitions and disposals, offering asset-level insight and recommendations.
• Build and maintain strong relationships with key customers, local stakeholders, local authorities and external advisers to identify opportunities and enhance portfolio performance.
• Monitor portfolio trends and emerging market opportunities, using insight and analysis to inform future investment and asset management decisions.
• Support the development of the wider Asset Management team through knowledge sharing and the promotion of best practice.

Skills, Knowledge and Experience

What We’re Looking For

We are looking for an experienced commercial property professional with a strong background in asset management of multi-let commercial property, ideally from a client-side role.

You will bring:

• Proven experience developing and delivering asset management strategies across a large commercial property portfolio.
• A strong track record of identifying and implementing value-enhancing initiatives.
• Excellent ability to manage a high workload while effectively prioritising competing demands.
• Extensive experience with lease regears, surrenders, re-lettings, renewals, terminations and other transactions.
• Strong knowledge of commercial leases and L&T legislation.
• Excellent commercial awareness and the ability to assess the financial and strategic implications of asset-level decisions.
• Strong analytical skills and a data-driven approach to asset management.
• Experience managing complex customer and stakeholder relationships.
• Preferable, but not essential, knowledge of the Manchester commercial property market.
• The confidence to work autonomously, make commercial decisions and take ownership of assets and projects.
• Excellent written and verbal communication skills.
• The ability to collaborate effectively with internal teams.
• Strong problem-solving skills and attention to detail.
• Willingness and ability to travel across the North of England as required.
• MRICS qualification is preferred but not essential.
