Base pay range

TristoneNash are supporting a council in their search for a Senior Asset Manager to provide professional advice in the management, valuation and strategic asset management of the Council's land and property.

(You will be required to be office based 2-3 days per week and the rest from home.)

Main duties:
  1. Property management
  2. To perform all required duties to ensure the effective management and valuation of a diverse estate of operational properties.
  3. To carry out property valuations, lettings, surrenders, renewals, development appraisals and negotiate complex property transactions.
  4. To enhance rental income through the implementation and management of rent reviews and lease renewals and employ external property consultants if necessary.
  5. To identify opportunities to increase the capital value of the estate, seeking to add real value and develop land on favorable terms.
  6. To manage the annual revenue and expenditure budgets for operational properties, challenge costs, and achieve savings, including managing service charges.
  7. To ensure statutory compliance regarding asbestos, legionella, fire risk, health and safety, and undertake checks to ensure tenants meet their responsibilities.
  8. To maintain health and safety standards across sites and operations, complying with all legal and Council requirements.
Strategic asset management
  1. Assist the Head of Asset Management in formulating policies and strategies for the management of the property estate.
  2. Project manage client service requests to maximize value from the estate, overseeing acquisitions, disposals, and lettings.
  3. Develop development options for Council-owned land and buildings to deliver services and maximize income or capital values.
  4. Create and implement a strategic plan for the operational estate, collaborating with lessees and internal services.
  5. Contribute to major regeneration projects, including site assembly and compulsory purchase processes.
Estate management
  1. Assist in annual property valuations following professional guidelines.
  2. Provide professional advice and build relationships across the Council to promote property services.
Other duties
  1. Manage Asset and Property Managers and oversee external advisors and contractors.
  2. Develop external relationships with lessees, statutory bodies, landowners, and agents.
  3. Liaise with Legal and Financial Services for property agreements and resource accounting.
  4. Maintain the property management system and enforce land use regulations.
  5. Provide valuation advice for capital accounting purposes.
