We have an exciting opportunity for an experienced Sales Director who has a track record of working for a recognised house builder covering our South East region. Based from our fabulous town centre office in Tunbridge Wells and covering multiple sites in Kent and Sussex, it's a great time to join the team as we scale up the region. If you are currently a Head of Sales with aspirations to step up to Sales Director in the next 12-18 months we would also be keen to talk to you.

About The Role

You will be heading up a busy and dynamic sales team across these developments to support them in performing to the best of their ability.

What You Will Do

• Achieve targets (KPIs) set by the Group Board in relation to sales and legal completions (units sold), Revenue, Margin, and budget management with regards to selling overheads and marketing/ advertising costs.
• Implementation of all Sales environments and marketing material in line with Dandara-approved guidance.
• Oversee the advertising and marketing 3-month and long-term plan to deliver the required number of leads to achieve sales targets.
• Market research and competitor analysis to ensure that product mix and pricing on all current and future developments is appropriate.
• Negotiate major/complex sales transactions.
• Appropriate reporting to the MD and FD on all aspects of Sales/legal completions.
• Ensure that all Sales environments meet Health and Safety requirements.
• Ensure the Sales team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these, in terms of communication, training and development, and the organisation of the department's workload.
• Drive team engagement with regular team meetings; 121’s; acknowledgment and sharing of strong sales skills.
• Arrange for regular sales training when required
  
  
  

Essential

What you will have:

• Previous experience within a Head of/Sales Director role working on new homes.
• Previous experience within the new homes residential development sector
• Excellent proven sales record
• Strong customer service, negotiation people management, sales, organisational skills
• Full UK driving license
• Ability to diffuse conflict in a professional manner
